Where to stay in Bandar Seri Begawan

Choose central Bandar for riverfront heritage, Kianggeh for market mornings, Kampong Ayer for a water-village homestay, or Gadong and Kiulap-Kiarong for food and shopping.

Plan your visit

Bandar Seri Begawan is not one continuous walkable hotel district. The riverfront centre puts several major sights together, while Gadong and Kiulap-Kiarong offer distinct shopping and dining clusters inland. Kampong Ayer changes the stay more fundamentally: a homestay over the river has boat and boardwalk logistics that a mainland hotel does not. Choose according to the evenings and journeys you actually want.

Choose your base

Central Bandar is the clearest first-visit choice for Omar Ali Saifuddien Mosque, museums and the river. Kianggeh puts market breakfasts ahead of the lagoon-facing setting without abandoning the centre. Kampong Ayer is for an intentional hosted stay on the water. Gadong works best when the night market and malls shape the evening, while Kiulap-Kiarong combines a commercial dining district with a separate mosque visit. Inland bases need transport for repeated riverfront sightseeing.

Central Bandar: heritage and riverfront walks

Stay around Jalan McArthur, Jalan Sultan and the Yayasan complex if the riverfront monuments are the reason for your visit. Omar Ali Saifuddien Mosque, its lagoon and the waterfront make a coherent walking circuit, with the Royal Regalia Museum a separate central stop. Shops and eating places around Yayasan give the day a practical pause between visits. The benefit is keeping this small group of sights together, rather than repeatedly travelling in from an inland shopping district.

Mainland arrival from Brunei International Airport can be arranged by taxi, Dart or a hotel pickup. Brunei Tourism's current transport guidance names these options and water taxis at the Yayasan waterfront; the bus network is not an overnight airport fallback. The centre also does not provide Gadong's night-market dining on your doorstep, and a central room need not overlook the river. Choose Gadong when food and mall access matter more than heritage walks. Select a Kampong Ayer homestay only if the over-water experience, not merely a river view, is what you want.

Plan it well: The pin is Omar Ali Saifuddien Mosque; mainland hotels and water-taxi jetties have their own access points.

Kianggeh: market mornings on the eastern edge of the centre

Kianggeh is a genuine central neighbourhood east of the mosque-and-Yayasan circuit, not a new name for Gadong's night market. Around Jalan Sungai Kianggeh, Tamu Kianggeh brings fresh ingredients and homemade food to the riverside. Choose this side of Bandar if a market breakfast and ordinary local streets appeal more than a lagoon-facing hotel setting. The official tourism accommodation list also includes mainland city properties such as Jubilee Hotel, so the district is more than a sightseeing stop with no plausible place to sleep.

The central museums and riverfront remain part of the same city itinerary, but check the actual street and pedestrian approach: neither the neighbourhood anchor nor a market address identifies the hotel entrance. For airport arrival, a taxi, Dart or agreed pickup avoids treating the central bus hub as a door-to-door transfer. Market activity is mainly a daytime attraction and should not be confused with an evening entertainment district. Gadong is the better choice for a night-market-led stay; central Bandar is more direct for repeated visits to the mosque lagoon and Yayasan waterfront.

Plan it well: The photograph and pin identify Kampong Kianggeh; Tamu Kianggeh is a separate riverside market within the area.

Kampong Ayer: a hosted stay above the river

Kampong Ayer is a lived-in network of stilt settlements, wooden paths and river channels, not a conventional mainland hotel quarter. The Cultural and Tourism Gallery is a useful starting point for understanding the neighbourhood. A stay here is about spending time with a host and seeing the settlement outside a brief boat outing. Brunei Tourism lists Kunyit 7 Lodge at Jetty 2 in Kampong Bakut Berumput, with breakfast, a shared lounge and shared bathroom: those details show why the particular homestay matters more than a broad riverfront label.

Plan the last part of arrival with the host. A mainland airport taxi or Dart ride cannot deliver luggage across the water or along every boardwalk; agree the meeting jetty, boat and carrying arrangements. Meals may involve the host's arrangements or a crossing to mainland restaurants, rather than a line of dining rooms beside every house. Uneven access and boat logistics can be a poor fit for large luggage or limited mobility. Choose central Bandar for straightforward mainland hotel access, or Kianggeh if you want local daily life without making river crossings part of the stay.

Plan it well: This broad settlement pin is not Kunyit 7 Lodge or a boat pickup point; obtain the exact host directions.

Gadong: night-market food and mall convenience

Gadong is the inland commercial base to choose when the evening meal matters as much as the daytime sights. The night market on Jalan Pasar Gadong brings stalls selling grilled food, chicken rice and other local dishes into the same broad cluster as The Mall. The official city mini-guide maps hotel and shopping options here, including the Rizqun and Centrepoint area. A room near this cluster can keep shopping and dinner together, rather than requiring a return trip from the riverfront after sightseeing.

The compromise is that Omar Ali Saifuddien Mosque, the Royal Regalia Museum and Kampong Ayer are elsewhere. Plan city visits using Dart, a taxi or a confirmed bus service; Gadong's shopping roads are not a substitute for a compact heritage walk. Brunei Tourism recommends arranging road transport from the airport, and its bus guidance should not be read as all-night service. Choose central Bandar for a short first visit dominated by monuments. Kiulap-Kiarong is worth comparing when you prefer restaurant streets and mosque access to Gadong's mall-and-market combination.

Plan it well: The map uses the verified Gadong commercial-area anchor; the photograph specifically shows the night-market site.

Kiulap and Kiarong: restaurant streets and the western mosque

Kiulap and neighbouring Kiarong are separate, real inland areas that make a useful combined search zone when you are happy to travel by road. Kiulap has a commercial restaurant-and-shopping setting; Brunei Tourism locates Al-Afiah Hotel on Simpang 88 in Kampong Kiulap. Across the wider zone, Jame Asr Hassanil Bolkiah Mosque is in Kiarong, where the tourism dining listings also place Kaizen. This is an alternative to both the central riverfront and Gadong's night-market cluster, rather than a claim that every named stop shares the same street.

Choose a hotel on the side that matches your meals or appointments, and confirm the road crossing or ride to the mosque. The official mini-guide maps Kiulap and Kiarong's connections, but a route shown on a brochure does not establish today's frequency. Dart, taxis and an arranged airport pickup are more explicit options for a timed journey. The downside is a dispersed itinerary: the museum-and-waterfront circuit needs another trip, and a mosque-facing room is not implied by the area name. Central Bandar suits walkers better; Gadong is more purposeful for mall shopping and market dinners.

Plan it well: The image and pin show Jame Asr Mosque in Kiarong, not an Al-Afiah hotel entrance or a Kiulap boundary.

Arrival and local journeys

Treat airport arrival, mainland travel and the water-village last leg as different journeys. The best base reduces the journeys you repeat, not just the first ride from the terminal.

Arrange the airport road transfer

Brunei Tourism identifies airport taxis and the local Dart app. Agree a pickup for your arrival and confirm luggage capacity; no district comparison here assumes a fixed fare or guaranteed journey time.

Choose the correct jetty for a homestay

Tourism guidance identifies water taxis at the Yayasan waterfront. A Kampong Ayer host should name the meeting jetty and onward boat connection, including arrangements for luggage and a late arrival.

Plan around Friday prayer closures

Check meal and sightseeing plans against Brunei Tourism guidance on Friday prayer closures, and follow mosque visitor arrangements. This affects where to eat between outings, not just admission to religious sites.

Find your Bandar Seri Begawan base

Compare Bandar Seri Begawan hotels by the actual mainland district, or confirm a hosted Kampong Ayer stay separately. Central Bandar and Kianggeh suit a short city visit; Gadong and Kiulap-Kiarong reward a dining-led plan with road transport. For a water-village stay, make the jetty and host's arrival arrangement part of the decision.
