Getting to this family-run little guesthouse means climbing stairs in one of Yerevan’s older neighborhoods. Rooms can run a bit warm, but for the price it’s a real bargain. Artak and his family were so kind and friendly, and the place is close to the Cascade and only a short walk from the city center.

The steps up to the property are a little treacherous, so they wouldn’t suit anyone with mobility issues. We arrived at 2 a.m. after a few problems delayed us, and were still welcomed warmly. The city view is fantastic, and we had everything we needed.

The terrace is the highlight, with a view across Erevan and Mount ararat that’s lovely over morning coffee or a drink in the evening. The room’s basic but comfortable, especially the bed, and the walk-in shower was a nice touch. It’s only 5 minutes from kaskad and the materadaran museum, so the reasonable price feels fair. There are stairs to climb to reach the place, though.

From the terrace, there’s a magnificent panoramic view, and the guesthouse sits conveniently between the Matenadaran and the Cascade, the spiritual and entertainment centers of Yerevan, so to speak. The host is polite and friendly, and will help with your suitcases. The four-room place is still being finished, though, with small things missing like coat hooks in the hallway and a bedside light switch. Also be aware of the narrow staircase and steep 30-meter slope up to the gate. That could be difficult if walking is a problem.

I doubt I’ll come back, even though I know the way now. We had trouble finding the house late one evening because it isn’t on Antaryan Street itself. After many attempts, a persistent local passerby called the owner, who also couldn’t explain exactly where it was. He eventually came down, annoyed at the disturbance, and showed us a plain sign on a narrow pole in the foliage with his flashlight. We were apparently meant to spot it ourselves near the white car, where some indistinct steps disappear into the dark. The access is a steep climb up uneven stairs without railings, and there’s no lighting. Carrying luggage means needing a free hand, even to use a phone flashlight, and the steps felt dangerous. Going back down with heavy bags wasn’t easier, even in daylight. I took photos at the bottom and top to show the height, including the climb with my things. A taxi won’t take you to the gate because it can’t go up the stairs, a detail Artak “forgot” to mention. You can reach the same height from town via the Cascade, whose escalator runs from 8 a.m. to 8 p.m. It’s about a 250-meter walk to the Cascade, and my photo there was taken from the bridge toward the house. There was loud music at a villa a little higher up. Artak said it was always there in the evening until one. We went into town to change money, and by the time we got back around one, the music had stopped. You can pay for the stay by card, but not with Mir. Our flight was late in the evening, so I asked to keep my medication in the refrigerator as long as possible, at least until the next guests arrived, since check-in starts at 3:00 PM. They refused, saying they had so many guests and were busy.
