There’s private parking, and the apartment is comfortable and right in the heart of Oetz.

We’ve been vacationing in Tyrol, especially the Ötztal Valley, for years, in both summer and winter. We’ve stayed in many places, and our stays before and after this one were all satisfactory. This visit was in the attic apartment over Christmas 2016. The location is central, and the accommodation was clean and well kept. The apartment stayed cold for several days, even with the heating turned up as high as it would go. We told the landlady more than once, but she said the heating was fine, based on what a “plumber” had checked on day three, and told us not to make a fuss. We’re young and generally pretty easygoing about these things, but cold is cold when it’s winter outside. We ended up having to wear warm clothes. She also said underfloor heating doesn’t usually feel warm and that we apparently didn’t understand it. We have underfloor heating ourselves, and if I set ours to, say, 23 degrees Celsius for four hours, I can walk around in a T-shirt even in the middle of winter without feeling cold. The discomfort was only part of the problem. The landlady’s way of dealing with us made us feel unwelcome. I can’t say whether that was intentional, but that’s the impression we were left with. As people running a guesthouse, this was completely incomprehensible to us. The issue isn’t just the heating, it’s how she handled the situation as a host. I’ve never had an experience like it, in a bad way. Because of what had happened, we left without saying goodbye in person, which we’d never done before. On the drive home, the “nice” landlady called in a very “friendly” manner and accused us of having no manners for not saying goodbye. People clearly judge manners differently. She also said we hadn’t paid the tourist tax and final cleaning fee for our dog, and immediately threatened us with her son, who she said was a lawyer. We had forgotten those charges because we thought they were included in the prepaid amount, as they are at many accommodations. It wasn’t intentional. They could have told us on arrival that the fees were due when we left, and we could have checked the terms more carefully too. Still, the immediate threat of legal action matched the impression we already had. My girlfriend vacuumed and mopped before we left, but during that call the landlady still complained that the dog had made a mess. If dogs aren’t welcome, don’t offer rentals that allow pets. We paid another €60 cleaning fee despite cleaning the apartment and using our own bedding. We paid everything we owed right away. We won’t stay at this house again. That’s our personal opinion.

There’s plenty of space, and the place is clean and really nice. It felt like home as soon as we arrived. The owners are friendly and helpful, and the accommodation is right in the center of town.

Anton and Marta were very helpful. The place is roomy and well equipped, and it’s quiet despite being right in the town center.
