I booked this for a friend visiting Melbourne, and they were very happy with the stay. The room was modern, very clean and well maintained, even though the building is a bit older. It’s close to the city and major attractions, so getting around is easy, and the price is very reasonable for what you get. The exterior could use an update, and a little more soundproofing would help.

A basic, older motel on Flemington Road, but it does the job. Our room was at the back, so noise wasn’t an issue. It was adequate rather than fancy, with decent WiFi, a nice bathroom and good water. The mini kitchen worked, though it could be better. The fridge froze my drink, the safe was locked and stayed that way over our 3 days, and the coffee was basic nescafe 'brick'. Towels and soaps were replaced daily when the room was tidied. It’s very close to the freeway, trams and train, with a basic 7-11 shop across the road.

We were left outside in the cold for more than 6 hours, and the attendant who finally arrived at reception showed no sympathy. There wasn’t even a hello, apology or acknowledgment of the night we’d had, and no offer of a chair or tea while we shook from the cold and lack of sleep. Instead, they heavily suggested we had brought the bed bugs, though there were dozens, including adults and children. They brushed aside videos, pictures, visible bites and even bugs we’d squished in a tissue, saying they’d check in a few days and to leave them to their tasks. No arrangement was offered for the next night. This was room 16 in late November 2025. When we arrived, it smelled of smoke and had black hairs everywhere. We should have trusted our instincts and left, but at 2am we found 20+ BED BUGS crawling on us. We got out quickly and contacted the property, but couldn’t reach them by phone. Booking.com got through twice and gave them 30min to suggest a solution. They did nothing, leaving two young women stuck in a car park overnight in an unknown city. Our gear was exposed to the infestation, so we couldn’t use the car, and it was raining, so we couldn’t walk away. A few days later we received a refund, confirming bed bugs had been found. Two weeks on, we’re still waiting for a reply about the costs of cleaning our equipment and an apology for how we were treated. We lost a whole night’s sleep, paid for express, high heat washing that wrecked some garments, and didn’t get to see Melbourne. I’ve since had an allergic reaction to the 76 BITES from the two hours we were in bed, and I’m paranoid there may still be bed bugs. From the reviews here, this seems to have been an ongoing issue for years. The unsanitary motel wrecked our holiday. I’ve never been treated so badly, and I have no clue how it has such good reviews. AVOID. AVOID. AVOID.

The room smelled of smoke, the walls were stained and scratched, and there were black hairs on the towels and nails on the floor. We woke at 2am covered in bed bugs and had to leave at once. Since our belongings were contaminated, we had to stay outside. We tried calling the motel, but the line didn’t work. Booking.com contacted them twice and nothing was done either time. We spent six hours outside in the cold, trembling, exhausted and bitten all over, until the lobby finally opened. The woman at reception seemed not to care and even blamed us. She didn’t seem surprised about the bed bugs, which made us think this happens regularly. There was no apology or help, not even a warm drink. We lost a full night’s sleep, and it affected our whole Melbourne stay. We’re still dealing with the bites, and they haven’t replied to our requests for a clothing cleaning refund. They never said sorry. Horrible place. Do NOT stay here.

The staff were so unhelpful, and the room was disgusting. Paint was peeling, there were hairs in the beds and stains on the bedding, most furniture was broken or outdated, and the place smelled awful. The supposedly clean linens were left uncovered in a Cole’s shopping trolley outside all night. None of the photos matched our room. We couldn’t stay, so we booked the Oak Suites down the road instead. I suggest you do the same.
