I spent a year in Riverfront Pointe, Unit 509, from September 2024 to September 2025, and ran into more housing hassles than I ever have before. The rent is high, and the extra costs made it even more frustrating. Even after we hired a cleaning company when moving out, the landlord took $255 off for “carpet stains.” Getting packages was a mess. There’s no concierge in the shorter building, so deliveries get left in a pile on the floor at 325 next door. There wasn’t even a sign for carriers until spring 2025, and FedEx and UPS often left “missed delivery” tags instead. The trash and recycling rooms were poorly kept too, with flies, unflattened cardboard, and waste that wasn’t sorted properly. The unit itself was still dirty when we moved in, despite the landlord saying it had been cleaned. There was hair and dust in the carpet, sometimes centipedes, dirty walls, dripping bathroom pipes, and every blind was broken. They later replaced them with the cheapest IKEA blinds, which broke as well. On the balcony, spiders, flies, and rock pigeons were a regular problem, and the pigeons left droppings everywhere. The building had frequent water shutoffs, internet outages, and elevator breakdowns. Sometimes they warned us about a shutdown that never happened, after I’d filled the bathtub just in case. The baseboard heaters barely worked in winter, so we needed electric heaters and higher hydro bills. There’s no AC, and the apartment became a sauna in summer. There’s no pool, courtyard, or BBQ area, and the gym is tiny, probably the smallest you’ll see. The neighborhood felt unsafe to me. There’s an emergency shelter across the street, and people openly use drugs in the area. Walking alone, especially toward the CTrain, could feel intimidating. If you have kids or dislike the constant smell of weed, think twice. Being near Chinatown also meant road closures and festivals with loud drums from early morning, plus a bar across the street playing bass late at night. A north-facing unit might have a Bow River view, but only from the sixth floor or higher. Below that, another building blocks it. After a year surrounded by flies and drug users, I can say this wasn’t a good way to enjoy downtown Calgary. The views aren’t guaranteed, it’s no bargain in the long run, and I’m mostly glad I made it through the year with my sanity and can warn the next person.

The view is decent, but the water keeps getting shut off. The elevators are all working at the moment, which is surprising after the issues, though that’s only been the case for a few months. Problem tenants are left alone and the bylaws aren’t enforced.

The river view is great, but that’s about the only upside. The place is overpriced, has no A/C, and offers no amenities. There isn’t even a proper greeting room for guests, and they do the bare minimum. Getting a decent night’s sleep is hard. A club across the street plays music until 2 a.m., and fire trucks and police sirens can keep going until morning. There are random fire alarms overnight, which doesn’t feel safe for children who need special care. Many units have no A/C, and the hallway A/C is blasting in winter. The water gets shut off every two weeks, and the garbage room is disgusting. The elevators are down most of the time, and when they do run they feel shaky and seriously dangerous. The gym was removed for months and then moved to the connecting building. It’s depressing. There’s a drop-in centre across the street, and homeless people seem to be everywhere. I’ve seen people looking for money or breaking into the building, and residents have to deal with strange characters when they go downstairs. The desk woman doesn’t get up for anyone. The buzzer gets turned off around 5 p.m., just when residents are coming home from work, so forget about deliveries after that unless you go down yourself. And while you’re there, you may run into people who make you uncomfortable. Security doors are locked because of the place next door. Don’t leave belongings in the stalls, people ride bikes into the garage and rob you. There have also been numerous people held at knifepoint. If you walk outside, pick a reasonable hour. The drop-in centre and its visitors are right by the river focal point, so that’s the view you’re paying for.

I lived there for 6-7 months and gave the landlord, Peter, plenty of notice that I’d be moving out in September. It’s been nearly three months and I still haven’t received my $700 security deposit. Peter won’t answer my calls and hasn’t explained why he’s keeping it. It’s a shame, and looking through the comments, I see other people have had the same issue. I don’t know what else to do except go to the legal authorities, because I need my money back.
