Good morning, a superb guesthouse.

The owners were friendly, helpful, and easy to reach. We stayed in a room in this nearly 200-year-old house, which is furnished with lots of charm. Breakfast was included, fresh, tasty, and good.

The balcony was lovely, and the location was incredible. The room itself was only moderately clean: there were cobwebs in the bathroom outside the room, a camping shower, and cookies between the bed slats. The hostess was friendly enough but not particularly warm or outgoing, and breakfast felt affected by that. Good value for money overall, with considerable room to improve the service. I'd recommend it if you mainly need a place to sleep.

We liked the rustic, cozy decor and original wooden beams in the house, along with the ingenious door locks. Mrs. Banik was welcoming, friendly, and happy to help with requests like extra coffee or tips. Breakfast had excellent fresh fruit salad, tomatoes, cucumbers, and homemade jam. The rolls were reheated, but that was fine with us. We spent a week in Seebruck and thoroughly enjoyed it. For Lake Chiemsee, this is very good value for money. You can find more comfort and luxury, but you'd pay a different price. Winning the Champions League in flip-flops will be tough!
