The place was clean, and the people were nice with a great attitude. Still, it felt overrated, and it needs more for the price they charge.

The sea isn't visible from the rooms. From the breakfast terrace, you can only see it on the horizon. The city center is about a 30-minute drive away, so anyone looking for the Nice and Côte d'Azur experience might prefer somewhere more central. Bernhard was very friendly and helpful, though he seemed overwhelmed by the situation overall. The accommodation and breakfast room also looked neglected.

The breakfast was very good, and the host clearly put a lot of effort into it. The location is peaceful, with a lovely garden, though it seemed somewhat neglected. Nice's Old Town is a 15-minute drive away. But there were so many problems that we were very disappointed, gave it only 2 stars, and wouldn't book again. We booked the U1 suite for four people, but it had only three beds. There was an old sofa bed too, but that isn't the same. The suite smelled damp, and there was mold in the refrigerator, which was a definite no-go. Wi-Fi barely worked in the room and was usually available only in the breakfast room. At €200 per night, we expected the room and bathroom to be cleaned at least every other day, but there was no routine cleaning. After the third day, someone did a superficial clean only after we insisted. The beds were never made, and we had to get fresh towels ourselves and empty the trash can. There is parking at the house, but two cars already fill it, and a larger vehicle can barely turn around. A new house is being built next door, where we parked, but I wonder if that will still be possible in the future. With some professionalism and goodwill, this place has a lot of potential. As things are, though, the management seems clearly overwhelmed, and I can't recommend it.

Breakfast came with a superb view, and the hospitality was exquisite. The apartments are spacious, and the residence is a peaceful haven on the hillside of Nice, about 10 minutes from the Promenade des Anglais. Even my basset hound was welcome!
