The buses and Kemp Town are close by, and I’d happily stay again. The reception team were friendly and helpful. I was pleasantly surprised after seeing some mixed reviews. My standard room was clean, freshly painted and roomy, with comfortable pillows. The kettle was free of limescale, and the remote had a plastic hygiene cover. They even left three packets of biscuits with the tea and coffee, which you don’t see much these days. I took off a star because the mattresses could do with replacing, though I still slept fine.

The beds were comfortable, the room was very clean, and the shower pressure was the best I’ve ever had. We’re staying here now and would definitely come back. It’s right by the beach, with plenty to do nearby, and at these low prices it works well as a place to sleep. The rooms are dated, sure, but they do the job. We worried a little after reading the negative reviews, but I think some people expect too much from an affordable hotel. If you want a five-star stay, you’ll need to pay for one. The staff have been lovely and really helpful too.

A good option if you mainly need somewhere to sleep and freshen up. The price is reasonable, the location is great for tourists, and the staff are friendly. The place is dated but functional, with the basic things there and working. If a few creaks and old-fashioned styling don’t bother you, it’s decent. The lobby floors should be fixed since the noise can disturb people in their rooms, and a few bathroom details need touching up.

We got an ocean-view upgrade, which was lovely, and the location was excellent. The room was spacious, clean and in good condition, though the hotel itself could use some TLC. The bathroom needs repairs soon, especially the shower head, which really needs replacing. We had a good English breakfast and found the comfort and price good. The rooms aren’t soundproof, but it wasn’t a big deal for us.

The lounge was comfortable and spacious, the food was good, and the bar service was fine. From the outside, the place seemed okay, with one side facing the seafront. But room 107 was dirty, the bathroom was grimy, and finding nearly a whole garlic bulb under the bed made it clear the room hadn’t been cleaned properly. The balcony was filthy, the windows were cracked and wouldn’t close properly, and the room was freezing. The wardrobe and other fittings were coming away from the wall. The worst issue was water leaking through the bathroom ceiling and light. The ceiling had brown stains and looked as if it had been leaking for a long time. After we complained, the light fitting fell because the ceiling had rotted. Maintenance dealt with it by pushing a towel into the hole and replacing it every day. Water also ran behind the bathroom mirror, so we had to put towels on the floor and around the sink. There was water coming through the hallway ceiling outside our door too, but the reception staff didn’t seem concerned. More complaints didn’t get us moved to another room. The staff’s reaction and the photo both suggested this had been happening for a while. It may once have been a grand hotel, but I wouldn’t give it one star now and wouldn’t recommend booking.
