For what we paid, we were very pleased. The location is right in central Canterbury, and parking at the front costs £5 a day. Our room was clean, with comfortable beds and pillows, though it felt a little crowded with furniture. The private bathroom on the same floor was spacious, almost like a family bathroom, and pleasant to use. The room was at the top of the building, so there were some awkward stairs, which may be difficult for people who struggle with stairs. There's no reception, and I took a while to find the door code in my Booking.com message inbox before I could get in. Ben was quick and helpful over Booking.com messages, and they were accommodating and easy to deal with. We had a lovely stay, thank you.

The room was warm and cosy, with comfortable beds and bedding, good storage and plenty of space in both the bedroom and bathroom. They carried our suitcases in, and there was a kettle with tea, coffee and biscuits. The location is seconds from the town centre and very close to both train stations, with affordable prices for the area. The staff were really nice and helpful. When manager Ben eventually found out our room hadn't been cleaned or replenished, he was apologetic and helpful. During our 3 days there, nobody cleaned the room or topped up tea, coffee, toilet roll or towels. The kettle already had limescale and water in it. There was no reception, and when we couldn't find anyone to ask for toilet paper and other basics, the number we called was switched off. The stairs are very steep, and there are no lifts. Outside noise woke us at 6am both days. We'd stay again, and hope those issues have been sorted by then.

It's a lovely base for a short break, with parking included and plenty to explore on foot. Cafes, restaurants, the busy high street, cathedral, museums, theatre and cinema are all a short walk away. The rooms are warm and cosy, with what you need for a brief stay. There's also a small courtyard for sitting outside in warmer weather.

The location inside the walls is great, and the room was okay, though the bed was hard. Maybe that's normal. Noise was the real problem: birds were calling from 3am, trucks outside were loud around 5-6 am, and we could hear the restaurant next door chopping vegetables through the wall. If a bit of noise doesn't bother you, the place is sufficient.

The one good thing is the location. The linens were clean, but the carpets, walls and doorknobs were stained and dirty. The furniture was battered and broken, and the whole place felt dingy and grimy.
