We had no trouble with the neighbouring block, even though others have complained about it. It's not pretty, since it's the back of restaurants with big rubbish bins, but it didn't feel dangerous. From here it's easy to walk all over Eastbourne. Our room 1 at Pier 12 was spacious and had what we needed for a comfortable week. Everything was very clean and worked properly, the bed was comfortable and the shower was good. Arriving on our own was easy, and having coffee, tea and milk for that first morning was a lovely touch. We'll be back.

We were left stuck in Eastbourne for hours, trying to find somewhere at the last minute after our booking was cancelled just an hour before check-in. We'd reserved months ahead and had kept in touch with the host, but they offered no help or alternative, just a short apology, then went silent. We eventually had to contact Airbnb support ourselves because the host stopped responding. The service from both the host and Airbnb was appalling. Completely unreliable and unprofessional. I'd strongly recommend avoiding this listing and host.

Pier12 is on a back street, and the balcony view isn't much, but I didn't mind. It's well placed for exploring Eastbourne on foot and offers great value. The room is compact but cleverly laid out, with the basics, and it's clean and nicely decorated. The double glazing kept the night noise out completely, and the bed must be comfortable because I slept like a log. I'd definitely stay again.

Parking took some figuring out. The nearby NCP can be booked, but you can't book a few days and come and go during that time. The website also doesn't say you'll need to wait for an email code. If you find a street space outside the apartment after 6pm, you can pay at the machine for a ticket that covers 8am-10am the next day, which lets you enjoy breakfast without dashing out at 7.59. The apartment itself was immaculately clean and well furnished, with a good shower. I liked having it across two levels and enjoyed the bath in the bedroom. It's handy for the seafront, town centre and local amenities, though overflowing restaurant bins nearby attract lots of seagulls. The kitchenette could use a small redesign, with a shelf or two and more utensils, including a larger pan and a colander. For stays longer than three days, extra towels without an added charge seem a reasonable expectation, especially given the proprietor's thorough response to the Covid-19 crisis and good apparent awareness of health, safety and hygiene. If we return to Eastbourne, we'd consider Pier 12 again.

Lauren was so helpful, and we had a wonderful time. The studio was cosy, clean and nice, with a really comfortable bed and a few things for cooking. It's a great spot, three minutes from the pier and beach. The area looks a bit rough, but we had no problems, and the double glazed windows helped with the noise.
