The rooms felt really warm and cosy, and getting here by bus was easy. It's in a great spot beside Arthur's seat.

The room was roasting, with hardly any ventilation and no air-conditioning, but I still enjoyed my stay. The hotel was great and close to the shops, restaurants, and exactly where I needed to be.

The old house has a lot of charm and was very clean. I stayed in a quiet single room, small but just right for me. It suits solo travellers who want to avoid Edinburgh's expensive prices. There are several bus stops very close by. I skipped breakfast since it cost extra, and only saw staff when I checked in.

The front desk was almost always empty, which felt unusual. The notes on the front door gave all the information I needed, and I'm sure I could have got help if I'd asked, but I enjoy speaking with staff. Still, it was a nice stay for Fringe Festival. We were close to venues, but just outside most of them, so we didn't have crowds of loud tourists right outside our room. The room was adequate, though the bed frame creaked, and the bathroom was fantastic. Some of the floor tiles shifted slightly underfoot. It was warmer than usual, and a small fan would have helped cool the room, like at other hotels I've stayed in.

After chilly walks, it was lovely to come back to a warm room, and the tea and coffee there were a nice touch. We spent three days with a friend and enjoyed every moment. The guest house is kept up carefully in a charming Victorian style, with cosy rooms. Its location is ideal, within walking distance of the attractions and surrounded by shops and restaurants. Great value for money. Highly recommended.
