I stayed for two nights at the start of August and found the bedroom clean and tidy. It's a nice central location. The proprietor arranged for someone to carry my case up three flights of stairs. I enjoyed the vegetarian breakfast option. The bathroom was shared with another guest on the same floor, but I never had trouble getting access when I needed it.

This was our second visit, and the location is perfect with a stunning view. Our room was comfortable, impeccably clean and had good clothes storage. Breakfast choices have to be written on a board, which we did. When we found out black pudding was also an option, we added it, but it never arrived the next morning. We also learned we had to ask specifically for preserves with toast. The stairways badly needed repainting on our last visit some time ago, and they're still shabby. The door to our room looks as though it's been broken into and then repaired poorly, which looks particularly bad. It's a good establishment, but you get what you pay for, and calling it four star is a stretch.

The Guest house is right in the centre of the Old town, so you can walk everywhere. Tracey is a force of nature, running the place by herself. She was very kind, gave us lots of recommendations around town, and let us choose breakfast the day before. It was delicious. The rooms are comfortable and have everything you need. We enjoyed Hastings very much. Highly recommend!

Tracey and her daughter made me feel right at home throughout a really lovely stay. They were always friendly, helpful and keen to make things easy. Breakfast was excellent, and when I needed an ironing board, Tracey kindly set it up in the shared area. My double single room was on the top floor, with a separate bathroom across the hall, but the robes provided made that comfortable. The location is right in the heart of the old town. There's no parking on site and nearby parking can be expensive, which is expected there. I'll definitely stay here when I visit Hastings again.

Tracey knows the area well and makes everyone feel welcome. No wonder so many guests come back time after time, we'll definitely return too. The place is in a great spot in the old town, close to all the facilities yet quiet at night. Like much of Hastings, it's an old building, but the warm welcome and superb hospitality more than make up for ancient plumbing and the like.
