We went nine days in winter without water or heating, and nothing was done about it. The maintenance is awful, basic facilities aren't up to scratch, and our room, like many others, was dirty when we first moved in. Management is slow to respond to problems. The location near the University of Liverpool is good, but the accommodation itself isn't worth the price. If you can, pay more for somewhere with better service. You can find better places to stay. Don't put yourself through this.

After Laura left as building manager, things went downhill fast at Falkland House. There wasn't a building manager there, and it was practically impossible to reach anyone from management or staff when problems came up. The only people around were student ambassadors who also lived in the building. There were at least four break-ins during my last year. The response was just to ask tenants to keep the doors shut, even though I never saw tenants leaving them open. I also saw council notices saying the building didn't meet fire safety requirements, while planks and debris were actually falling off the outside. Inside, there were leaks throughout the building, including visible water damage by lights that were out and never replaced. A kitchen leak had been there before I moved in and was never fixed. A leak in my room took repeated reports to several people before it was repaired, leaving ceiling cracks and water damage. My flat also had a tenant letting someone sleep and live in the shared kitchen and living room for weeks, and it was almost impossible to get anyone to deal with that.

I've been trying to cancel my tenancy for almost a month and still haven't had a reply. I've sent email after email. This is the receptionist's job, but nothing's been done. Absolute nonsense.

I arrived just ten minutes late to pick up a parcel that had already been delivered, and the receptionist was needlessly rude, saying he'd been waiting. Reception service was really disappointing. There's also often nobody at the desk when you need help.

It's in a handy spot for students, close to the university and daily essentials. Laura, the manager, is especially friendly, and the other staff are too. My stay was peaceful apart from a few days when the building had maintenance problems. It's an affordable commercial place.
