With East Croydon Station nearby, getting into central London is convenient. Enclave Croydon is a modern residential development offering studios and one-bedroom apartments, with flexible leases and rent options that include bills. Its co-living setup comes with plenty of shared amenities.

I really enjoy the facilities here. The gym, sauna and steam rooms are lovely, the rooftop has some of the best sunset views in London, and the private dining rooms work well for having friends and family over. The building itself has a lot going for it, and a few staff members have been genuinely kind and professional. Peters, Elizabeth and the night staff deserve a mention for that. But living here for nearly five months has been deeply disappointing. Management, the assistant manager, some of the daytime front-of-house team and maintenance have often seemed dismissive and unprofessional. I’ve asked for updates on repairs and been ignored or brushed off. Some issues have taken four months and still aren’t fixed. On one occasion, after I calmly asked why my small welcome mat was considered a health and safety risk, I was told “not to argue.” Meanwhile, two large wardrobe doors were leaning against the wall by my bed, which felt like an actual safety risk. I included pictures of both. The maintenance team has changed three times in less than five months, making it extremely hard to follow up. In the Loft Living app, requests sit marked “in progress” or “on hold” with no updates or visits scheduled unless I chase every day or take time off work to get an answer. The update hasn’t improved things. After nearly four months, I’ve only been told my case is “under investigation.” There’s no clear timeline, resolution date or meaningful explanation for the delays and the effect on my quality of life. Being asked to move apartments instead of having a long-running problem properly fixed has added more stress and inconvenience. I’ve been patient and heard repeated apologies, but there’s been little meaningful action. Resident wellbeing and accountability don’t seem to be priorities. If this is “the standard you strive to uphold,” it falls well short of what people should expect from a building like this. I wish I’d found an honest review like this before moving in, so I’m sharing my experience. The place has real potential, but the service and management are nowhere near the standard the building suggests. If you’re thinking of moving in, expect inconsistent service and little accountability. Staff at reception can seem uninterested and hard to approach, and I’ve heard them loudly discussing their personal lives there.

Some of the staff at Enclave Croydon are genuinely lovely and helpful, which makes the poor response to problems even more frustrating. The service has been inconsistent, and it can feel as though tenant concerns aren’t taken seriously, even when you’re paying rent and expect basic accountability. When I moved in, I couldn’t get into my apartment on time. Once I finally did, it hadn’t been cleaned. I waited another 45 minutes, and it still wasn’t properly done. There was barely an apology and no compensation. More recently, my clothes and laundry basket disappeared from the shared laundry room. I was told they might have been thrown away, and there didn’t seem to be much concern or effort to sort it out. I don’t usually post negative reviews, and Enclave Croydon isn’t a bad place overall. I hope management takes this feedback seriously. Better communication and quicker responses could make the experience much better.

I’ve been here a year and love it. There’s loads nearby, with Boxpark Croydon, Nando’s, Pret a manger, Burger King, costa and Starbucks right in front, plus two sainsbury’s and an Amazon fresh close by. There’s plenty to do around the apartment complex. I make content part time, so the green screen room with its lights, chairs and table is great, and there are two podcast rooms and lots of lovely spaces where I shoot. I work from home too, and the co-working areas are brilliant. I like reading in the library, and I’ve made so many friends here. Reception staff are always friendly and as helpful as they can be, especially Wasif. If I come in carrying a lot, he kindly opens the access doors for me and greets me with a smile. Whenever I’ve had an issue, he’s gone out of his way to help at any time of day. I couldn’t have imagined a better place to live.

It’s hard to do a food shop at the small supermarket in East Croydon, and finding somewhere new to live there is difficult too, as people keep leaving. Amazon fresh has gone and no longer delivers to the area or building. There’s a homeless person under the building at one point, and when I went to reception, nobody was there. The noise is constant. The tram bell rings all day, Boxpark is noisy, there’s banging at 23 College Road day and night, and you hear people from the trains and trams. If it’s not that, it’s a neighbour slamming a bed, dragging chairs, smoking weed or stomping around. Alarms go off loudly all the time. They say it’s outside noise and do nothing. In bad weather it can be unbearable inside too, with a neighbour galloping around like a horse. When it’s sunny, it’s bed wars inside and then the noise moves outside. Management takes these people and says it isn’t responsible for anything. They go on about the views and features, but can’t organise rubbish collection or window washing. They only want your money and will speak to you for a positive review. They act like they solve homelessness, yet keep bringing in new people and making the rest of us look for somewhere else, adding to the homelessness problem. This building doesn’t seem to have had any real urban planning. My reviews keep getting blocked for no reason. Avoid this building like the plague. It’s a complete scam, and now it’s an Airbnb at 23 College Street. The building sign directs deliveries to the parking area underneath, but now there’s banging nonstop all day at 23 College Street. They drive you to complete mental breakdown.
