Florence Dock - Campus Accommodation

Avoid this place. It was noisy and dirty, there was hair on the bed, and the internet didn’t work. More than half the washing machines were out of order, and the staff came across as rude and uncaring. It seemed like long-term stays might be the focus, leaving short-term guests with the noisier rooms. They said they would refund me because the place was unusable, but still took my money. I’m still waiting for the proper refund.

I kept extending my booking and ended up staying for a month. Kafiye helped me stay in the same studio instead of moving, and Vito kept it sparkling clean and made sure I had enough coffee in the kitchen. Ryan made my first check-in smooth and welcoming, and the rest of the team were just as friendly and helpful. Every interaction left me feeling looked after. The building is modern, clean and safe, with a lovely concept and a monthly community schedule that adds to the welcoming feel. There’s a gym, cinema, library, lounges, rooftop, shared kitchens and a coffee machine, all beautifully maintained. The internet was fast and reliable, so working was easy. It’s also well placed for buses, the river, supermarkets, restaurants and cafes. I had an amazing stay and would happily come back.

I visited several studio apartments at Florence Dock and was really taken with them. The options were elegant and finished with care, and the real estate agency Folk showed real expertise in essential but refined properties. Vito Cagnazzi, the agent, was professional, available and knowledgeable, and I’m grateful for the experience. The shared spaces and services make it possible to live comfortably while still having opportunities to socialise without losing privacy. Folk’s compact homes make good use of a few square metres, which suits people like me who need to live alone. Studio living is becoming more common as homes get smaller and more people live by themselves. London draws students and workers from across England and Europe, despite Brexit, and this kind of home is increasingly popular. The place I visited had what you need to live peacefully and share facilities. It fits my idea of home, and I intend to move there next winter.

Lily-belle, Caitlin and Nicco made me feel welcome from the start. Their care really helps residents feel at home. The monthly events are another good way to make connections, learn things and more. Living at Florence Dock by Folk Co-Living has been a great experience, with a real focus on community. The amenities cover a lot: an onsite gym, cinema, roof terraces, games room, laundry room, lounges and co-working space. I haven’t come across another company so dedicated to building a thriving community. If community and quality of life matter to you, Folk at Florence Dock is worth a look.
