I'm having a good time here and find the place really nice and enjoyable. Getting around is easy, with a tube station, Thameslink, Overground and bus stops nearby. Sainsbury’s and several small shops are close by, too.

A huge thank you to the staff for their kindness, especially Yassim, who is exceptionally considerate. My daughter is staying here, and knowing the staff genuinely care about what happens makes me feel safe having her there.

For what we're paying, I don't expect anything fancy, but the place should at least be clean. The common areas are filthy, and the shared kitxhen smells terrible. There's dust, stains and trash all over. This place is a dump.

My contract ended in July 2025. I wasn't planning to review the place, but looking back, I genuinely don't know how I managed living here. The building had serious ventilation problems. I kept my window open all year and never used the heater, even in winter. Fire alarms went off so often that people stopped taking them seriously, which is dangerous. The shared kitchens were regularly dirty and poorly managed. A professional confirmed that these conditions led to medical issues. Even so, I had to leave early while paying the full contract, with no support from management. Other tenants who cancelled their contracts for medical reasons had replacement tenants found immediately. If you want to leave, you're on your own. Many of the positive reviews are encouraged with small gifts from management, which says a lot. Poor living conditions, questionable practices and no support. Look elsewhere.

The price is very high, and the kitchen was so dirty I had to clean up other people’s mess before I could cook or eat. The rubbish smelled disgusting too. Rest was difficult because there’s no sound insulation: freight trains and the outdoor subway pass every few minutes, all day and night. I tried several kinds of earplugs without much success. It also gets really hot in warm weather. The elevator often breaks and can stay out of service for months, while reception doesn’t seem in a hurry to fix it. I sometimes write reviews, and I’d strongly tell ESCP students and anyone else considering iQ Haywood House to look elsewhere for somewhere to live and sleep.
