The location by the pier is fantastic, with lots of restaurants nearby, and we could park free on the road. Staff were friendly and helped arrange a chocolate and birthday card on the bed for my wife. We also enjoyed watching the fat black pug in the back yard, haha. We'll stay here again next time we're in Lowestoft.

The morning staff were very sweet and accommodating, and the children serving breakfast were lovely. They took pride in the freshly baked bread and how the food was presented. It's a very sweet family run place with a nice breakfast, which makes it all the more unfortunate that the motorcycles kept us awake. We stayed in room #5. It was so stuffy that sleeping was difficult, so we had to keep the window open. Then drag racing motorcycles on the road outside kept us awake until 3am before they finally stopped.

The family room worked really well for three, and could easily fit four with a toddler. It was a spacious suite of rooms, with an en suite and tea and coffee facilities. The B&B was clean, tidy and, most of all, homely. Breakfast was excellent, with a superb choice of cooked options, cereals, fruit and yoghurts, plus homemade breads and jams as a lovely touch. Parking was easy to find free right outside, and the one time that wasn't available, the nearby pay and display car park was ideally located and very cheap. Warwick and his staff made us welcome from the moment we arrived. Nothing was too much trouble, and he always had time for a chat and a smile. It was easy to find and ideally located, with local places to eat in the evening and plenty to do at the beach with the kids. I was already sorry we'd be leaving without another breakfast with them. I can't wait to stay with Warwick and his staff again, and strongly recommend this B&B for a getaway. I'm sure I'll be drawn back many times. The sandy beach is right next door, and we had everything else we needed close by. My son and I really enjoyed this unique B&B, especially the lovely, helpful staff and their homemade bread and jams. Free Wi-Fi and parking were handy too. I’d happily stay again.

I paid for the room, but I’ve been left waiting outside for someone to let me in for 40 minutes. I guess I’m still out here.
