The location was fantastic, and we appreciated being given a key so we could come and go. The hosts were lovely and gave us the space we wanted without pestering us. The rooms were a good size, very clean, and had a lovely view. The bed was really comfortable, and the chocolate left in the room was lovely. The tea, though, tasted like digestive biscuits. We got the breakfast time wrong and arrived at 0900. We were told breakfast runs from 0800 till 0900, so we felt bad when they explained that was when it finished. The eggs, bacon and sausages were the cheapest you could buy. Meat from a local butcher would have wiped away that complaint, apart from the shower. There was no pressure at 8am, so even though it was clean, we couldn't wash. I ran a bed and breakfast myself, and it's hard work. It's not an easy little retirement job, it's full time and you need to be there for your guests. Running any business is hard, so I understand going cheap on the meat, and I know a person may only stay there once. We enjoyed our stay. There were just two complaints among all the other details they could have missed. Sorry this isn't a 5* review. If you had been the cheapest, it would have been.

We had a great cooked breakfast, and the hosts were really friendly. The rooms were comfortable, with restaurants, pubs and cafes only a short distance away. On site parking was available. From there, it's a short walk into town along the river path past the mill, and a little further on to fossil beach.

Phil & Ruth were fantastic hosts, and the guest house was amazingly clean. We had a great breakfast and would love to stay again. Very highly recommended.

The house was lovely and quiet, with a really comfortable bed and bedding. My single room felt generous for one, and the walk into town by the river was nice. Breakfast was included in the room rate, and the hosts were wonderful. They'd thought of all the little things in the room: a TV, kettle and cuppa supplies, hairdryer, cotton buds and ear buds, tissues, hand-wash, soap, shower gel, shampoo, hangers and a blanket. The shower was great too. Lyme Regis is a lovely town worth visiting, and this place is fab. Highly recommended.

Very friendly hosts, a spotless room and a tasty breakfast. This is a brilliant little guesthouse, just a short walk from the beach and shops. I'd definitely come back and highly recommend it.
