We’ve spent three years here and enjoyed our stay the whole time. The staff are lovely to have around, helpful, approachable, and easy to talk to. Thanks for everything and for the experience, we really appreciate it 😁🥰

I checked in yesterday and found the flat was below a reasonable standard of cleanliness. There were chips, peanuts, the bottom of a drink, hairs, and dust on and underneath the couch. It made me feel sick and really shocked. I told the receptionists straight away. They said they’d sort it out, but a few hours later I had to remind them. Then they said it would be cleaned the next day, and it still wasn’t done. They’re now saying tomorrow morning, but I’ve already lost confidence in that promise and feel disappointed. They explained they’d been busy over the check-in weekend, but that isn’t my fault. The flat should have been kept to a reasonable standard to begin with. If you’ve moved in, check the couch and be prepared for a shock.

Eight weeks of hell and a huge expense. We moved out after eight weeks because the noise was so bad we couldn’t sleep. On arrival, the flat was dirty and had a large stain on the sofa. I reported it several times, but it took six weeks to get cleaned. They also lost our keys, so after a five hour drive we had to wait around for them to find them. I sent the manager, Miriam, 16 emails and got no response. She avoids you and lies. She said our refund had been processed at checkout, but it hadn’t, and I had to call head office to get it refunded. Miriam blamed staff for not passing on messages, while the staff said they had. Head office were fantastic and had to push Miriam to do anything to help. The week after we left, Miriam moved students into the property. It seemed obvious to me that she’d lied to get new people in. If you’re one of those residents, I’m sorry for you.

These Victorian-style apartments have lovely high ceilings and a prime spot just around the corner from Piccadilly station, with local amenities easy to reach. The staff are really friendly and helpful, and go out of their way to take care of what you need. I’d definitely recommend them for short or long lets.

The living costs are on the high side for student accommodation, though the IQ team let me pay monthly, which suited my research stipend. I’ve also saved on commuting, furniture, and gym membership since the flat came furnished and there’s a gym on site. That gym has enough equipment for a full-body workout, and the WiFi has consistently been fast and reliable for gaming and streaming. There’s a welcoming mix of national and international students, and the buildings give the impression that all students are welcome. I’ve lived here for 18 months. There have been plenty of repairs and maintenance jobs, but we were always given notice and the work was done professionally to maintain a good standard in the flats. The staff are friendly and willing to go out of their way to help. IQ Warehouse Two is also a convenient base for students in Manchester, just a short walk from Piccadilly Train Station and local amenities. I’d recommend IQ to anyone new to Manchester who wants a good location and friendly support. Thanks, guys!
