We’ve visited for a second year, and the house itself is brilliant. It’s a little dated in its decor, but that works fine for us. Five rooms suited our group of eight well, there’s plenty of space, ample parking and a well-equipped kitchen. The location is good too. The big disappointment was the hot tub, which didn’t work for the second year running. Half our party didn’t use it, even though it’s the main reason we book this house. We reported it on Friday when we arrived and were told someone would look at it on Saturday, but nobody came. Looking back at reviews, it seems it’s been broken for several years. We haven’t booked again, since we want a working hot tub. If you’re not bothered about that, it’s a great place to stay. It’s right beside a working farm, so it can smell at times, though not constantly, and there are more flies. There’s a fly light in the kitchen, but be warned, it makes a loud pop when it gets one.

The farm is in gorgeous surroundings and was so peaceful and quiet. Anne and David made us feel very welcome, and the breakfast was really tasty, with a great gluten-free option. We had a lovely stay at Crosslands B&B and will definitely visit again.

We were only planning to stop for two nights, but after three days we’ve decided to stay a few more because it’s so lovely here. It’s incredibly quiet, and on a still night you can hear a pin drop. There are lovely views and walks from the site. My wife, Michelle, did High Dam the other day, which you can reach directly from the CL. It’s a small tarn and summer swimming spot up in the hills. We’re travelling in a 7m motorhome with a scooter on the back, which makes it ideal for exploring some of the Lakes’ stunning areas. It’s about a 15-minute ride to the ferry across Windermere, and Hawkshead, Amblside and Consiton are all within easy reach. Cartmel and Grange over Sands are to the south. The roads between Coniston and Windermere are narrow and take some getting used to, but we’re finding our way now. Please, please, please follow Anne and David’s carefully provided directions to get here, and don’t rely on the sat nav. The road from the south up to the CL is totally fine as long as you stick to it. It’s very quiet, and in the four miles or so from the main road we never met a single car, though even if we had it wouldn’t have been a big issue. Spot on. We’ll definitely return.

The setting is hard to beat if you want to switch off. There are lovely views, it’s peaceful, and phone reception is absent with TV signal limited. Pitches include hard standing for about five or six vehicles, plus a few more on grass. The owners are lovely, and the place is superb. Follow their directions rather than your sat nav. We’d highly recommend it and will be back for another motorhome stay.

The food was amazing, and we enjoyed every minute of our trip. They’re such a nice couple and made us feel at home from the moment we arrived until we left. We’ll definitely visit again.
