The setting was disappointing in several ways. The Booking.com App didn’t mention the roughly 60 steps to get to and from the beach, the rough unpaved access roads, or that the sea view is of an oil refinery and tankers. The place itself looked run-down, and the plants seemed to be dying for lack of water. For 90 Euros a night, our room felt extremely overpriced and had almost nothing: one teaspoon, several forks, one large spoon, and a few mismatched plates and cups. The sink was dirty, with blood on the basin, despite the wet-room hand soap. We also had to make our own bed. A complimentary bottle of water would have been a nice touch. The stairs were a serious problem for us. I was traveling with my 77-year-old disabled mother, who had just had back surgery, and my 78-year-old father, who has dementia and a new hip replacement. When we pointed out that the App omitted the steps, the owner said she had included them in the final sentence of the Booking.com website property information, rather than near the accessibility section, and that the App’s omission wasn’t her problem. I then spent nearly two hours on the phone in sweltering heat with Booking.com, which also didn’t take responsibility. The owner offered us a room one floor lower for an additional 50 Euros, saying it was worth more. It stayed empty during our visit. I felt there was no empathy or kindness, just a stubborn insistence that it wasn’t her problem. When I said she could have offered it at the same rate and we would have left a nice review, she replied that she doesn’t “BUY reviews.” Curious, since I’m pretty sure that’s not how it works.

This was our third August in a row at Villa Koutsakis, and we’re already making plans for a fourth. We came as a couple and felt well looked after. The rooms were spotless and air-conditioned, with balconies looking out over the sea. We started mornings with coffee by the water and ended the day listening to gentle waves beneath a starry sky. It’s a peaceful beachfront spot in Chrysostomos, with clear water, a quiet pebble beach and sunsets that are hard to forget. There are sunbeds and shade right on the beach, and the place still felt safe and serene in peak season. Wi-Fi and parking both worked well. The family who run it are warm and genuine, and the food at the on-site taverna was delicious and fairly priced. The final stretch of road is a bit rough, but the beach stays uncrowded and calm. For couples looking to rest away from the crowds, it’s a lovely find and great value.

We had the beach to ourselves, with crystal-clear water, umbrellas and chairs. I wish we’d stayed longer. The villa is lovely, and the simple, clean, cozy rooms make for a really relaxing break without mass tourism. From the view, it feels like the sea is right in your eyes. The family still owns the place, and they’re lovely and helpful. They serve homemade food all day.

The beach in front of the hotel is quite large, with umbrellas and sunbeds, and the view from the rooms is spectacular. The rooms are basic but spacious. The owner is a very kind lady, and nobody bothers you, which makes for a comfortable stay. Just take everything you need when heading down, because there are quite a lot of stairs on the way back up to your room. The amazing beach and the room view make it worth it.

The beach was wonderful and just five minutes away, and it was never crowded. We found the people really friendly, the service great, and the cuisine very well done. The rooms were large, well equipped and very clean. There’s comfortable parking, spacious terraces, a mesmerising view and so much peace and quiet. We’ll definitely return.
