Amazing apartment, and the host was magnificent!

A clean, pleasant apartment.

We felt blindsided when we arrived, after having booked nearly a year ahead and paid the deposit six months in advance. We'd been looking forward to the apartment, pool, view and location, based on the photos, but there was a huge crane right beside the pool and a large construction site with two buildings going up, one on either side of it. The view and setting were nothing like the pictures we'd seen for a year. In the morning the noise was so bad we had to shut the windows and terrace door to be able to talk. The crane was right nearby, carrying large containers over the pool, which could theoretically have fallen. We had to pack up and leave. This was in the second half of June, when exterior work should not have been happening. There was also noisy interior work going on, so even without the outside construction it would have been pretty unbearable, quite apart from the view. I understand the owner wasn't responsible for the construction, and at the time we were sympathetic because it was clearly a problem for him too. But we've become more bitter with time, realizing he had kept quiet about what was happening right outside his house and pool. Seven months before our summer stay, in November 2024, I was in Opatija for five days and contacted him to ask if I could see the apartment. That never happened, as he kept making excuses about various obligations. If I'd seen the major construction then, with no chance it would be finished by June, we certainly wouldn't have booked the Grozić apartment. It was obvious the work would change the experience, the view, the neighborhood and the whole feel of the holiday apartment. Instead, we were faced with the situation on arrival, when it was too late to find somewhere else. Keeping the actual conditions from us was, to say the least, dishonest, unethical and unprofessional. In response to the owner: We were surprised to read that he says none of our review is true except for the crane. He denies the two buildings under construction, the crane moving cargo and containers, the unbearable sound of pneumatic drilling into concrete and other rough construction work, that the situation had been hidden for almost a year, and that the old photos falsely showed the current condition. We're attaching photos of the advertised, paid-for condition and what we actually found. At the owner's request, because he expected the construction to cause lost income and planned to seek compensation from the investor, we emailed him a description of the situation. We also submitted it to the Ministry of Tourism and the Ministry of Construction. The latter forwarded it to the Construction Inspection of the State Inspectorate for action. We forwarded all that correspondence to Mr. Grozić, who now says nothing in our review is true. So we did his work too, and he thanked us for sending the letter. In his reply to our review, instead of apologizing and offering compensation for the deception and ruined vacation, he says he's glad we won't book with him again, as if we'd ever consider that. We hope potential guests read his response carefully and consider the ethical, cultural, professional and human character of someone asking for their money.
