Amazing villa, and the service was excellent!

The location by the sea and the beauty of Croatia, especially Rogoznica, are lovely, but we won't return. We stayed 10 days and the owners never cleaned the pool or jacuzzi, or left chemicals so we could clean them ourselves. Both outdoor seating areas were dirty and neglected, and the kitchen was in disrepair. The villa has potential, but it needs renovation, and the Booking.com photos are very outdated. The volleyball court is now a parking lot, and the rooms have been repainted darker. A neighbour objected to children swimming in the pool. There were rats running around the property, including a dead rat and a mouse that we had to clean up ourselves when they began to stink. The air conditioning was poorly placed, blowing directly onto our heads. Three rooms had no air conditioning, and the living room unit barely worked. During our stay, the bathroom also broke: water burst out of the toilet and flooded the downstairs kitchen.

It was truly terrible, and we won't be back. The person in charge was contacted almost every day about the problems, but they were fixed very slowly or not at all. There were ants everywhere, and the rooms were much smaller than the photos suggested. The 1.40 m double beds were a disaster for two people, with sagging, horribly dirty mattresses. The air conditioning sat right above the bed, so sleeping with it on was impossible. Without it, the rooms felt like 1000°, and some rooms had no air conditioning at all, with temperatures almost 40° there. Endless mosquitoes got in because the window screens were broken or missing. WiFi and TV didn't work at all. The outdoor kitchen and terrace were unusable too. A large conifer overhead dropped piles of needles and small woody debris onto the terrace and garden furniture every day, and I didn't want to clean it daily. The cushions on the garden furniture were moldy and horrible. The recovery factor was zero.
