The two rooms gave us plenty of space, which was especially helpful with our two little ones. Each had an ensuite bathroom with a toilet and a lounge, kitchen, and outdoor balcony area. We came as a family of four from Melbourne with our daughters, aged six and eight, and loved our stay at Sukun Babonsay Villas. It was even better in person. Check-in was easy, everyone helped make the stay enjoyable, and Gede was especially kind and always smiling. The villas are cleaned every day, and filtered water is available from a dispenser. Breakfast was tasty and generous. Lipah Beach is a short walk away, and there are warungs within walking distance too. We strongly recommend checking out the Japanese Shipwreck: we saw lots of colourful fish, and the entry ticket came with a free drink from the Warung. Devara Spa is also worth a visit, just a two-minute walk from the hotel. I went twice for a hot oil massage with strong pressure and loved it. Amed is beautiful, and we’d definitely stay at Sukun Babonsay Villas again. Wishing everyone good health and success.

We came back in June 2025 and had a family room this time, a big flat with two separate bedrooms, a giant living room and kitchen area, and an enormous terrace. It was just as good as before. This is probably the best accommodation in Lipah: spacious rooms, very attractive prices, great service, a lovely garden and swimming pool, and everything is very clean. The staff are super friendly, the bed is good, and the bathroom and little kitchen with its big fridge are nice. It’s family run and family friendly, about 100m from the beach. For delicious, real Balinese food, there’s a small warung called 'me mang' right next door. A meal is 20K Rp, and nasi campur is the way to go if you want to try different preparations.
Some people stay here for months, and after our few nights while visiting Amed Beach I can see why. The villas are a hidden gem, with spacious rooms, full kitchens, comfy beds, convenient parking, and breakfast included. The internet was good too, around 30/30 Mbps, which was handy for uploading all the photos from the day to iCloud at night. The owners are super friendly and easy to reach. They finished building the villas right after Covid time, and they still smell new. I highly recommend this place.
The stay went well. There’s a good pool and garden, parking, good WiFi, and fan and aircon in the room. Kitchen facilities are available, though the utensils could be better. Breakfast is available or can be included in the room rate. There are two family units, and the pool may need to be shared with children. The TV has Indonesian apps only, with no satellite TV.
These villas are clean, spacious, and brand new, built in 2022, with a beautiful garden around them. The staff are friendly, and they provide drinking water, fresh towels, and clean pool towels. It’s a great place to stay with family. Definitely five stars, and I’d highly recommend it while in Ahmed!
