The property is old and falling apart, and day-to-day maintenance is a mess. The shopping arcade's AC doesn't work, ceilings leak in several places, and the toilets barely function. No wonder there are so many empty units. Building fit-outs are also a nightmare: you're expected to pay off security guards and fit-out staff to get things moving smoothly. You have to pay "uang rokok" if you don't want them to make things difficult. The PPPSRS (building owners' association) adds to the problem. Although it's said you need to own a unit to run for PPPSRS, some current members apparently don't even own property at Bellezza. Management refuses to address even basic repairs, and the place is badly run from top to bottom. The glowing claims about "excellent security" are misleading. Most of those reviews seem to come from the Building Management and outsourced Security teams. The security staff are rude, poorly trained, and incapable. They think it's acceptable to photograph inside your unit, with no regard for tenants' or owners' privacy. If your business depends on Gojek/Grab drivers, forget it, guards are told to chase online drivers away. The current Head Chief Security is unfriendly and likes to intimidate people. I was verbally attacked and screamed at by the Head Chief, who falsely accused me of running a drug operation.
