There's parking for cars and bikes right in front of each room, and the towels and soap were clean. Hot water and air conditioning worked, though a few rooms had broken AC, and the Wi-Fi was on and off. Phone reception was fine. The location is handy, with food everywhere, plus shops, mini markets and the local market nearby. Jimbaran Beach is about 500 metres away or less. Prices can be affordable sometimes. Housekeeping doesn't come every day, so you have to ask for clean towels or other things. Maintenance is poor, and there's no toothbrush or toothpaste. The receptionist sometimes disappears, so you'll need to call or WhatsApp the number posted at the front desk. There's no canteen, pool or pantry.

The staff on site were nice, but the management was completely unprofessional. My room was noisy and too hot upstairs, there were mosquitoes, and the Wi-Fi was slow. I had paid by card through Booking.com and showed the staff proof, but the manager called and threatened to kick me out unless I paid again in cash, even though they normally don't accept cash. They couldn't be bothered to contact Booking.com to confirm the payment, and I never got a proper invoice. I'd stay away.

This place is new, clean and has cool air conditioning, and the value is hard to beat. It's budget accommodation, so don't expect slippers or robes, though I was surprised they even supplied a dental kit. The location is excellent. Check out the seafood sunset deals at the cheaper end of the beach too, they're great value. Bring mosquito repellent, as there are some around the area.
