The location is handy for Baga and Calangute beaches, and at this price some people may feel it’s worth it. The service was very poor, though. During a three-day stay they cleaned the room just once, after several requests, and left the bathroom and balcony dirty. There’s no room service, the pool is always dirty, and people with children or older family members should know there’s no lift to the second floor. Ground floor rooms cost extra.

For the price, things were mostly good. We booked two days for two couples and a child, but our first room didn’t have the bathroom setup we expected. I asked the receptionist, who was polite and arranged another room for the next day, but we still had to spend both nights in the original one. Check the room and confirm it matches the listing before you check in.

The mattresses were comfortable, and there are good restaurants nearby, but this place is best suited to someone who only needs a bed and a bath. The beach is about 2-2.5 km away. Parking for a car is behind the property and fits at most two; getting in or out is difficult, with a real chance of hitting a wall or another vehicle. At arrival, the receptionist stayed on the phone and paid us little attention. We’d booked a premium room for three, but were first put in a very small deluxe room where an extra bed left no space to move. When Mr. Dhiraj, the manager, arrived the next morning, he moved us to a premium room on the second floor. There’s no lift. We had paid for six days already, and after several calls Fabhotels would offer a move to nearby FabHotels but wouldn’t cancel and refund us. Those alternatives didn’t seem up to standard, so we stayed and climbed the stairs each time. The pool was enjoyable for the first three days, then became very dirty. Staff tried to fix it, but said there were filter problems, and it wasn’t cleaned despite our repeated requests. The listing promised toiletries, but there was no shampoo when we asked. It also promised two mineral water bottles a day, which we didn’t receive. There’s an RO system for filling your own bottles, though the water didn’t taste good. The room needed maintenance: a tap leaked and some switchboards were open. When they cleaned the room, we had to specifically ask them to do the balcony too. Toiletries weren’t replenished automatically either, so we had to request each item.

The property was dirty, and so was the pool. Rooms, including the premium ones, felt cramped and airless, and the bathrooms were tiny. The online photos don’t give a clear idea of what the rooms are actually like. I wouldn’t recommend booking here. Fabhotels customer care was no help; they told me to email and left me on hold for ages.
