The rooms have almost no soundproofing, so conversations and even small movements from next door come through as if they’re in your own room. With so many shared walls and windows, privacy is basically absent, and getting proper rest was impossible. Aside from being near the city centre, I found little to recommend. Our room was far smaller than the listing suggested and barely resembled the online photos. The bathroom was so cramped there was hardly room to stand or shower comfortably. Walls had ugly, unfinished patches, making the place feel like a poorly run lodging house. The balcony door creaked loudly and often jammed, so we had to force it open or shut. Extra linen was stained and dirty, and the worn, broken balcony furniture looked like junk rather than something for guests to use. This property is badly maintained and misrepresented. It wasn’t worth the money, time, or frustration, and I’d avoid it.

The room has good WiFi, hot water, mineral water, and food facilities, and the rooms are clean and hygienic. There’s enough space to park, and the location is handy, with Abbi Falls, Raja's seat, and Thimaya museum all within 5km. The WiFi sometimes stops working, though. There’s a TV, but no DTH connection. A ceiling fan would be better than the table fan. At 2500 per night, I think the room is overpriced and should be around 1500.

I spent a day here during a bike trip to Madikeri. It’s in a beautiful, peaceful spot, close to the market.

Dheeraj’s father, Uncle, always had a warm, friendly smile, and the rooms were comfortable. Just a general bit of feedback, not a complaint: the rooms could use a little more upkeep. Everything else was exemplary. Dheeraj worked hard, was very hospitable, and seemed to anticipate what guests needed. I’d recommend the coffee he makes too. Special thanks to Dheeraj and his father.
