We found cockroaches, no water from the taps, no toilet paper, no towels, and no drinking water. There was dog food left on the table, the bathroom was filthy, the rooms smelled awful, and the surfaces had only been wiped with a wet rag that left marks. The sheets hadn't been changed, and the only blanket they could offer was replaced with a sheet because no clean blanket was available. It took two hours and four calls to bring “fresh” sheets and towels, which had someone else's hair and brown stains. We slept fully dressed and used T-shirts on the pillows to avoid the grime. The AC stabiliser was sparking onto the bed, and a broken window let bugs in. There was just one very dim light, and the promised amenities weren't there. The booking listing looked lovely and had decent reviews, but the location sent us to Camurlim, down a dead-end road in a forest. The number listed was for an unrelated woman, who received six calls from me, before Agoda gave me the correct details. The building is old, but the property is in a good spot and could be beautiful if someone cared for it. After arriving late from a 22-hour journey, I stayed, but wouldn't pay 500 rupees to return, even in an emergency. This was disappointing from beginning to end. The owners should fix the place up or close it.

The check-in took far too long, and they didn't provide basic drinking water or sanitary kits. The rooms felt cramped for the price, the food wasn't good, and the hotel staff's service was poor. At 8:30 pm, the restaurant said they'd call back to tell us what was available, then called at 9 to say it was closed for the day. We had a really bad stay. They also have another property that's even worse.

Its best feature is the location. The beaches are all within 10 km, and you can easily rent bikes here. The place is open 24 hours, the staff are helpful, and the rooms are in good shape. It's a peaceful setting and a good place to stay, though I wouldn't choose it for the food.

The staff were very friendly, polite, and helpful, especially at the front desk. The rooms were clean and the beds comfortable, and the bathrooms were a good size. But the showers didn't work, and one day there was no hot water. Breakfast was tasteless and barely edible, even after I asked for no oil. It's a lovely, comfortable place if you're only planning to sleep here. Without the helpful front desk staff, I'd have given it one star.

The pool was very clean, the food was good, and the reception team and other staff were nice and quick to help. North Goa's beaches are all within about 10 km. I'd definitely recommend staying here for a Goa vacation.
