Caterina, I hope these suggestions help. The apartment in the Booking.com photo should match what guests actually find. Take down the plates and other clutter on the walls, and clear the layers of tablecloths from the table and that old piece of furniture. The floor needs degreasing. The place is beautiful but underappreciated, and the window frames look like they're from the 1960s and need replacing. The damask bedspreads smell old; IKEA has inexpensive, colorful ones. A nice double sofa, proper sheets that cover the bed, and a mirror in the bedroom would also make a difference. A few small changes could make it more welcoming and bring you more success. I hope the advice is useful. Bye.

The apartment was spacious, attractive, clean, comfortable, and had everything a traveler needs. Its location was just right, close to sights, restaurants, and parking. My husband and I felt at home and really enjoyed our stay. Caterina and her father were very friendly and took great care of us when we arrived. I recommend it!

The house is right in the heart of Arezzo, so watch out for the ZTL. Many thanks and compliments to Mr. Otello and his daughter Caterina, who were kind and always available.
