The most alarming part of our stay was how unsafe we felt. While I was away at work, Paolo approached my wife and 14-year-old daughter several times and filmed them on his phone. We left earlier than planned. When I tried to pay for only the nights we had stayed, he became threatening, saying he knew my home address and that my family would regret it if I didn't pay what he wanted. He also claimed to have police connections in my hometown, “not the kind ones,” and said I wouldn't get home safely. He followed us to the car, photographed the license plate, and warned that someone would “meet us on the road.” He then kicked me in the stomach and hit my face. I used pepper spray to defend myself and called the police, who documented the incident. It was all recorded on camera. The trouble started with the booking. After I reserved through Booking.com, Paolo cancelled it and asked me to pay him in cash directly, without involving Booking.com. He demanded cash again when I asked for a second room. I was travelling for business and needed to pay by card and get an invoice, but he refused to provide one. There were also hidden fees, no clear prices for extra services, and charges that seemed made up. This was a frightening and deeply unprofessional experience. Whenever you try to complain, Paolo hides behind the fact that this is NOT a Hotel. Avoid the place for your own safety and peace of mind.

We expected a nice vacation, but even basic comfort was a problem. The room's bathroom leaked, neither the air conditioning nor the refrigerator got cold, and there were screws on the floor, which felt dangerous. The internet was barely usable because it was so slow. Only the pool and gym were free. Parking and all the other facilities cost extra, and we weren't allowed to eat or drink in the room. We thought the sauna was included, but after three minutes we were told to leave and charged on our credit card without warning or explanation. The restaurant was bad too. The food tasted awful, and the chef seemed in a rush to change and head to a party. I won't return or recommend this hotel. Save your money and time if you're thinking about this B&B. Don't come!

We were there in May, just before the season began, and had a lovely stay. The quiet setting was still an easy drive into Arezzo, and everyone at the hotel was courteous, friendly, and professional. Our room was modern and exceptionally clean. Since my husband and I are vegetarians, the restaurant made us a special dinner. Before leaving, we had a great chat with the owners, who are wonderful. Thanks for a great visit!

The restaurant was awful, the noodles tasted terrible, and the chef looked like she was rushing off to a party after work. The bathroom leaked, and there were screws on the room floor. The air conditioner and fridge didn't cool at all, and the internet was terrible. Parking costs extra, and it feels like everything does. Not even worth one star.

We haven't tried the restaurant yet, but we will tonight. Chef Federico, thanks for the delicious pasta! This is a family-run place, and the resort is fantastic. The rooms are modern, spotless, and each room or apartment has its own terrace. There's a huge yard, and everything is clean and well maintained, from the summer pool that gets covered in winter to the jacuzzi, sauna, sunbeds, and tennis court. We'll definitely come again.
