The bathroom was the part I struggled with most. It’s set up as a wet room with a drain in the middle and a folding shower enclosure, but after a shower the entire floor stayed soaked. Going to the toilet meant wading through water for hours. For our two nights on a group tour, the room was just about adequate. It felt dated, had only two drawers and a small wardrobe, and room 203 had a very narrow window with an outside shutter that made it feel dark. The bed was two singles pushed together, fairly comfortable, and the room stayed quiet despite being near a road. The location is excellent, just a short walk from the Basilica and town. Downstairs there’s a small, welcoming reception and bar, plus a spacious, airy dining and breakfast room. The staff were friendly and helpful. I wouldn’t come back.

The food they serve at the hotel was all prepared really deliciously. It's also within walking distance of the original St. Francis church where he spent his time, down in the valley from the new St Francis church built in his honor. A local town square sits beside the church, making for a lovely evening stroll.

The location isn't bad if you can live with the other issues. Our room was tiny, the bathroom cramped, and several things weren't working. The biggest problem came just as we were getting ready to check out, when the water ran out. I called the front desk and was told they “cannot do anything at the moment.” A disappointing stay.

We stayed here on a guided tour, and it ended up being one of our favorite hotels. The room was modern and very small, but we still loved it. The shower was great and the food was good. The wifi kept cutting out, though. I’ll definitely stay here again when I return to Assisi.

After a day exploring Assisi, the patio was a great place to sit and unwind. The staff were courteous and helpful, and though the rooms are small, ours was very clean, tidy, and tastefully updated. So far, this has been my favorite hotel.
