We were just after somewhere to sleep and shower, so the mix-up with our booking wasn’t a big deal. We’d booked only a few hours earlier while making our way from Rome to Pompeii, then Gildone, my family’s hometown, and on to Venice. The place is a bit out of the way, and although they weren’t ready when we arrived, they sorted it straight away. Antonella was lovely and hurried over to help us even though it was around 11 at night. Finding it in the dark was tricky. The steep driveway felt a little scary in places, like you might go over a cliff, so just trust the path and keep going.

The view from the property is beautiful, and it’s well placed for the lookout with just a short walk down to the sea. We were there for a quick mountain bike trip, and Fabrizio and the whole staff made us feel at home with how warm, kind, and helpful they were. Even my dog got a lovely welcome. Breakfast and the food were wonderful, and so were the cooks and waitresses. We’d happily recommend it and hope to see them again soon ❤️

Fabrizio, the owner, was attentive and ready to help with whatever we needed. Antonella greeted us with such a kind smile at breakfast, and Paola’s dinners had that delicious, just-like-grandma’s-house feeling. The whole place is set quietly among the woods, with welcoming, comfortable, clean rooms. A short dirt road leads there, and the village of Belmonte Piceno, a little medieval gem on a hill, is only a few minutes away on foot. We were genuinely delighted with our stay. It’s a lovely spot for a few peaceful days, and renovations are due to be finished soon, which should make it even more distinctive and welcoming.

The access road could use some work where possible, but everything else made our short stay feel welcoming. We found the room and bathroom clean and tidy, and the family-run atmosphere was friendly. The garden was neat, there was air conditioning, and we could use the kitchen area freely, whether for the fridge or washing baby bottles. The property still feels intimate and private, while letting guests move around freely. Breakfast was a simple, wholesome mix of sweet and savory food, just right for me. I wasn’t looking for a hotel buffet, and hadn’t even expected coffee. The owner and a very efficient employee welcomed me. It’s a good B&B with room to improve, and for now the value for money is more than fair.

The breakfast was the one part that felt truly exceptional and regal, but the price for a double room with breakfast was far too high for the amenities and the inconvenience of the place. Calling it a hotel feels like a stretch. There are nicer, more complete and cheaper places in nearby towns and the surrounding countryside, including ones with pools. We won’t be back, though I hope the property gets improved and comes to match the pictures online. I stayed for three nights in late August 2023 with my wife, a couple of friends, and several other couples I knew. I hesitated before writing this, but decided to describe the problems. The property sits in the woods and is mainly reached by car on a bumpy dirt road with lots of rises and dips. Our group had requested upstairs rooms, but those rooms had no air conditioning and were advertised as having sea views, even though they were surrounded by dense woodland. We don’t usually use air conditioning much, but that summer was scorching and the rooms became ovens. The downstairs rooms did have air conditioning. Some areas are well maintained, but the website photos were taken a few years ago and don’t show exactly what you find now. The front garden was overgrown and untidy, with many mosquitoes that seemed to be coming from two unused water tanks filled with green, stagnant water. Construction below the terrace and beside the building appeared to have been stopped for a long time. The paths around the building were uneven, dusty and difficult, with potholes, bumps and rocks. Only jeeps could manage them without difficulty. We didn’t raise any complaints during the stay because the owner was always away. Antonella, who had been left in charge, was excellent and very kind, almost more attentive than our modest needs called for. The other couple staying with us and the three couples on the floor below shared my view. Other guests were inconvenienced enough to cancel their stay.
