The garden had plenty to do, with table football, ping pong, bocce, and outdoor tables, and there's lots of space to gather. We were 15 friends staying for a reunion. The villa sits deep in the Umbrian countryside, reachable only by car, though parking is plentiful. There are several fairly spacious bedrooms but only two bathrooms. The kitchen is in a small separate outdoor cabin, which also has a bathroom, oven, stovetop, dishwasher, and sink. The pool was closed during our visit because of the weather. Foligno, Spello, and Assisi are close by. It's good value and suited to groups wanting a quiet break, though cleanliness and general upkeep could be better.

Breakfast is just homemade cakes, cappuccino, coffee, tea, and fruit juice, so there could be a bit more variety. The setting is peaceful, with a lot of green space and a pool. The rooms are nice overall, though the bathrooms are very cramped.

I never got to stay here, but the owner handled my booking professionally. I reserved by phone and paid a deposit, with the understanding that it would be refunded if I cancelled at least two weeks before arrival. I had to cancel around two months ahead, and the deposit came back right away as agreed.

The breakfast really stands out, with both sweet and savory options. The desserts made by the owner's wife were especially good, and I'd suggest trying the pizza with olives and cherry tomatoes. 😋😋 It's a quiet spot, well connected and close to the tourist sights.

The homemade cakes at breakfast were delicious. It's a small farmhouse with 4/5 rooms, Wi-Fi, and the quadruple room has its bathroom outside the room.
