It's clean, but very basic. The plastic shower curtain should be replaced with a proper glass screen.

The owner welcomed us warmly and took care of us, even accompanying us into town. We felt just like family. The villa is set below a cistern at around 700 meters above sea level, with spacious apartments that stay cool in summer. It's a beautiful location, with a pleasant garden to walk in and a spectacular valley view from the pool.

Breakfast was "NOT DELIVERED" as expected: no packaged pastries or bread, just a carton of milk and a few tea bags. There was no water except from the tap, no juice, and no savory food. We stayed one night while walking the Via di Francesco. The lady was helpful, but the rest fell short. We asked for a hairdryer, but the one brought had a large plug, so we had to go to the kitchen to find an outlet we could use. The bathroom was barely decent, the bedside lights were burned out, and the Wi-Fi didn't work. Forget this place, stop earlier or keep going!

For anyone arriving by car, it's a practical place, with shops and dinner options within walking distance. It works less well if you're on foot, despite being on St. Francis's Way. A few small additions would make it ideal for pilgrims, like hair dryers, soap, and breakfast foods you can prepare yourself.
