If I could rate it zero, I would. We booked the villa for three days and made clear we wanted to use the pool, since the weather was still suitable. When we arrived at 3 PM as arranged, the pool was filthy, with dead insects everywhere and green water. Inside, the house smelled musty and dirty. There were hairs on the bathroom floor and the shower tray was coated in limescale, so we left in a hurry. The owner returned my deposit, but called me rude because I asked for an immediate bank transfer. I don't trust people who treat guests this way, and strongly advise against dealing with them!!!

Pasquale was always available and gave us great excursion tips, and after a week the cleaner came to clean and replace the towels and linens. We really appreciated that, as we'd never had it happen in a holiday rental before. The apartment was clean, spacious, and had everything we needed in the kitchen. There was plenty of room for four adults and two dogs, who coped well despite the intense heat. Our big guy didn't take to Pasquale's dog 😉, but things worked out fine with four dogs on the property. Fabrica di Roma is a pleasant little town with some very good restaurants. The sea is a little over an hour away by car, while Lake Vico and Lake Bracciano are about 20-30 minutes away and good for swimming. Lake Bracciano also has a lovely dog beach. We enjoyed our stay and could easily see ourselves staying with Pasquale again if we're in the area.

Mr. Pasquale was delightful and very helpful, and the place was ideal for relaxing away from the bustle. The ground-floor apartment is very spacious, with three comfortable bedrooms, two bathrooms, and a large kitchen equipped with everything you need. One bathroom has a tub and the other a shower. It has every comfort, plus a well-kept pool amid greenery and a hot tub.

I really liked the rooms and room service. The hotel is very good, and the prices aren't high either.

A peaceful place in a large ground-floor apartment in a big house. It has its own entrance and access to the swimming pool.
