The garden view is swoon-worthy, and the place feels romantic enough to deserve cold champagne. It's a stylish, splendid little place with a personal feel, and the owner is exceptionally nice. Breakfast is fine if you expect a typical Italian breakfast rather than a full English cholesterol overload. We bought fruit. It's convenient for Pisa airport, about 20-25 minutes away, and for the fabulous Osteria del fonte del penitente. Parking takes a bit of care: watch the video and stay on the main lane. Once you know the way, it's no problem. Much recommended, and we'll certainly come back if we can get a booking.

A unique place to stay, with a breathtaking view over Livorno. The villa is pretty, the garden lovely, and the owner is nice. There was also a local elderly man who lent a helping hand.
