From the east side, the grounds look out over broad olive fields, and you can still spot the remains of the medieval walls. We enjoyed taking an evening stroll around the tidy little village. The place sits on the hillside in Montecolognola, inside a small medieval settlement, with lovely views of Lake Trasimeno. We stayed in The Granaio, one of five apartment types with slightly different sizes and decor. Upstairs were two bedrooms and a bathroom with a toilet and shower; towels were included. Downstairs, there was an airy lounge with ethnic furnishings and a narrow kitchenette that had plenty of equipment. We were shown around the property and our apartment when we arrived, and were given a Wi-Fi router. The kitchen has a stove, oven, fridge with freezer, cooking and eating utensils, and Italian manual coffee makers. Bring your own food and drinks if you plan to cook, though there was salt there. For toiletries, you may want to bring toothpaste, shower gel or shampoo, and extra toilet paper. We stayed for seven days and needed more than the one roll provided. The pool is behind the property on the east side and is 1.30 metres deep. There’s also a shower and toilet there, in good condition, though they don’t seem to get much use. Shade is limited, so some extra sun umbrellas would help when all the guests are at the pool. The current fan in The Granaio could use an upgrade, or a second one, since summer nights can get warm. The kitchenette’s extractor hood needs attention too. In the lounge, the cushion covers could use a wash, and the double-seat cushion needs sewing, though we liked the ethnic furniture. If you’re after a peaceful, characterful place with a historic feel, Borgo Spagnoli is worth considering.

Our apartment was roomy and very clean, and the owners were so kind and helpful that they made us feel at home. We stayed two nights and really appreciated their welcome. The village has a beautiful outlook over the lake and is wonderfully quiet. It’s a rural escape rather than a resort, so it suits you best if countryside peace is what you’re after.

We found the stay relaxing and would happily come back for a weekend, though not for another six nights. My partner and I stayed in the “Il Torchio” room at Borgo Spagnoli for six nights. The room stayed cool, but we still needed the fan every day except the rainy one. The views from the property are lovely, but you can’t see them from “Il Torchio” unless you go downstairs to the pool area. The pool is well looked after by Leonardo, the fantastic caretaker, who’s always willing to sort out problems he can. It gets shaded from about 5:00 PM, though, and the water tends to turn cold. The location makes it easy to get to Lake Trasimeno and nearby villages, including Passignano, Corciano, Castiglione del Lago, Castel Rigone, and Città della Pieve, about 35 minutes away. There aren’t many amenities, and breakfast or some proper entertainment, including activities outside the farmhouse, would have been welcome. The bathroom fixtures also needed a better clean. There was a lot of limescale, mold on the bidet, and dust, which we patiently cleaned off ourselves. For us, that adds up to a four-star stay.

The caretaker was very helpful and tried to assist with anything we asked, and the pool was lovely. We were given the spacious, pleasant “frantoio” apartment in a charming village, on a beautiful property with a fabulous view over Lake Trasimeno. Still, the rooms need renovation and more investment. There’s no air conditioning, and the old, inadequate fans were nowhere near enough in August. The rooms could also do with a deeper clean, especially to get rid of the mold stains in the bathroom and shower. There’s no restaurant service, not even breakfast.
