BE CAREFUL, HOST IS DISHONEST!!!! My family booked two nights here, but the host didn’t tell us that heavy rain had caused landslides and road closures in the area. After driving 4 hours from Florence, we couldn’t reach the accommodation and were told to wait in town for 2+ hours. We tried driving again, but local police said the roads were closed and they didn’t know when they’d reopen, though it wouldn’t be today. We politely asked for a refund for the two nights, but Giovanni refused, saying it wasn’t his problem and that we could take a 1.45 hour detour through Switzerland to get there. This was unsafe for my family, and we also had a flight the next day. We couldn’t stay, but he’s now disputing the payment through PayPal to keep the money. EXTREMELY DISHONEST.

The apartment was clean and comfortable, and the pool was a nice extra. The hosts were really helpful with directions and tips about the area. It’s a lovely place to explore, and Bellagio is worth a visit. There’s good parking by the car ferry, and book Villa Del Balbianello ahead if you want to avoid a long queue. The flat is peaceful and air conditioned, but it sits high on a very steep hill, so you’ll need a car unless you’re up for a tough walk. The kitchen and shower could use a little attention.

We loved the balcony view, and the villa itself is new and modern. Giovanni was very supportive and pointed us to Belle II for lunch, where the Ravioli was very good. The ferry station at Tenno is about 570m away, with boats to Bellagio and other places. It’s at least 1km to restaurants and cafes, so getting around takes some effort. If a quiet, remote setting is what you’re after, though, this is a great choice.

Simona was lovely and very helpful. When we thought the washing machine wasn’t working, she came right over and showed us how to use it. The residence has nice facilities and the views are great. You’ll want a car, since getting back and forth otherwise would be difficult. We also had a boat trip with Simona’s son Giovanni, who was great. We’d love to come back.

The villa is thoughtfully designed and the views are stunning. There can be some noise at night from the tree roof, but I’d definitely recommend it for a stay in Como.
