Be careful. Some details in the hotel descriptions on the internet are untrue. At first, the place looked lovely after our long evening drive: a nice garden, pool and house. But the owner had canceled the reservation we'd made through booking after taking our payment. That was a very strange start and felt like fraud. The owner offered rooms without windows. We refused both the cellar room and the upstairs room without proper windows, and also declined an apartment that cost much more. In the end, we got a room with windows for an additional fee, but it wasn't worth the amount charged. The price was far too high for rooms that weren't as described. The pool was too dirty and the coffee wasn't good. The owners also switch off the air conditioning when you leave your room, and you must leave your key at the hotel; you're not allowed to take it with you. The atmosphere felt strange and unpleasant. It seemed they wanted our money but not us, and they showed it. No go, especially at 180 euros a night on vacation.

We stopped here for two nights while traveling from Rome to Pisa. It was a great place to unwind by the pool. Jonny was a welcoming and helpful host. The room was basic but had what we needed, and the balcony was a nice extra.

We stayed in the cottage, which comfortably fit three people and had all the comforts we needed. The breakfast was excellent, with fresh fruit and homemade pastries as well as our favorites. The owners paid close attention to what we needed and were always around to check whether everything was going well or we needed anything. The location is lovely, not far from Capalbio and only a few hundred meters from the Ultima Spiaggia resort. The villa itself is beautiful, and the pool is a definite bonus. Everything deserves five-plus stars in my view. I'd give it that rating myself because I notice when a business has been thoughtfully designed to run well, unlike places where people just carry on mechanically as if customers were bound to show up.
