Villa Le Rocce in Olbia

The garden at Villa le Rocce was beautifully kept, but the villa sits on a busy main road, so it was far from a peaceful retreat. Inside, the dated decor badly needs updating, and appliances kept malfunctioning. A window fell onto one of our guests when they tried to open it, which was frightening and could have caused a serious injury. Homes in Eataly, the management company, blamed us for the fault. The villa felt poorly maintained throughout our stay. The dishwasher randomly tripped the electricity and plunged the whole floor into darkness, which also shut off the fridge and spoiled some food. The water unpredictably changed from clear to yellow or brown, including in the bathtubs. All the toilet seats were broken, which hardly matched the advertised luxury. Homes in Eataly were negligent and quick to point fingers. They expected us to report issues they should have known about and fixed before we arrived. When we did report problems, they were rarely resolved, and we were often blamed instead. The company acted superior and indifferent, which was infuriating. When they eventually addressed a few things, the fixes were minor, with no compensation or alternative offered. Their service left us feeling cheated and unvalued. Our stay was a string of disappointments and frustrations, far from the luxury experience promised. If you want a luxury villa with reliable management and working amenities, I’d steer clear of Villa le Rocce and Homes in Eataly. I hope nobody else has to learn the hard way how poorly a luxury property can be managed.
