Le Terrazze di Bellavista

For the price, this was very poor value, and I don't understand the many positive reviews. The room was spotless, the bed comfortable, and the upstairs terrace and view were nice. There's a minibar with water and a few coffee pods, and a large supermarket within walking distance. But the location is far from Cagliari, around 30-40 minutes by car in rush hour, and a decent beach is at least 20-30 minutes away. The noise was awful. The walls are paper thin, so you can hear people in the next room talking or snoring. Breakfast prep starts around 7, and even upstairs you hear everything below. If you're a light sleeper, good luck. Breakfast itself is a small buffet with very limited choice: scrambled eggs, a few slices of cheese and salami, tomatoes, 2-3 croissants, cake, and yogurt. By 9:30, nothing was replenished even though breakfast runs 8-10. Nobody tells you whether coffee is available, and the woman serving breakfast acted like requests were a nuisance. The only homemade items were omelette or boiled eggs. The croissants were frozen and baked, tomatoes washed, and the cheese and salami were just a few slices. Everything else was packaged. The unpleasant feeling began before arrival. On the morning of check-in, I was asked on WhatsApp for our arrival time and told there was no 24-hour concierge. I immediately said we'd arrive around 23:00. A couple of hours later, I was told on WhatsApp I had to pay €30 for late check-in, supposedly stated in the general conditions. I had no way to arrive earlier. Booking.com nowhere listed or explained this late check-in charge. There's even a room document saying self check-in is available outside regular check-in hours. We also couldn't park in the courtyard, although at least two more cars could have fit. We were told all spaces were booked, but next morning one of them held a small motorbike that could easily have been parked 2m away to make room for another car. They list free private parking as available. It felt like punishment for checking in late and disturbing the owner's evening. After the owner's reply, the attitude was still not warm or welcoming. They could have taken the feedback constructively and improved things for future guests. They're also lying about the listing: nowhere on Booking.com does it say late check-in has a surcharge or that free parking is based on availability. A week after we left, that information still wasn't there. Asking for extra services over WhatsApp makes it look like they wanted to avoid communicating this through Booking.com and its penalties. And other guests have mentioned how noisy the rooms are, especially on the ground floor. We never felt any welcoming spirit. The place offers very low value for what they charge and the atmosphere they give.
