Our room wasn't perfect, as a few reviews had mentioned, and we could see that renovating a building like this takes a huge investment. After three years of pandemic, closures, and restrictions, it's understandable that keeping up with that is difficult. But the welcome and the people here made a much bigger impression on us. Alessandra was friendly, funny, and easy to talk to, and let us check in early. We arrived unsure because of the negative Google Maps reviews, then had such a good time that we returned to the restaurant for dinner. The food was more than excellent, and the service was fun and impeccable. The chef even came out at the end to ask whether guests were happy. We felt completely looked after, with great food, laughter, and lovely company. The spa was excellent too, very clean, private, and equipped for a relaxing break. Breakfast the next morning was excellent, and the whole staff surprised my girlfriend with a cake and candle for her birthday after noticing it in her documents. That had never happened to us before! We checked out, then came back in the afternoon to say goodbye and ended up chatting and laughing with them for another half hour. They made us coffee, though they said they would have liked to offer us an aperitif. Their simplicity and passion really stay with you. Good luck to everyone, and we can't wait to come back. The rooms were clean, well-kept, and comfortable, and we really felt at home. Lyuba and Alessandra welcomed us so warmly, were always available, and happily answered questions and offered advice. The organization and management deserve top marks. We had a wonderful stay in this beautiful place. Roy, the owner, is warm and friendly, and the hotel is open year-round, not only in winter. He's also the restaurant's chef, and his cooking reflects his multi-ethnic experiences. The setting around Monte Terminillo, with its woods, valleys, and mountains, makes a great escape from the city for families, couples, or friends. There are lots of nearby activities, from hiking and horseback riding to paragliding, and the location makes it easy to get around. We'd definitely return.

The owner was rude and arrogant, and after I raised concerns I was told to leave in the dark with my two one-year-old children. There wasn't a single light on the path. The entrance itself was dangerous, covered in snow and sheets of ice. The place was extremely dirty and badly organized. Staff smoked around children, and there were no anti-COVID measures despite my repeated requests for masks. I was mocked for asking. A shocking experience.

The room cost an exorbitant amount, and the smell was so bad that we slept with the window open even though it was below freezing. I'd rather sleep in my car than stay here again. The place was dirtier than a cowshed, and I can't understand how Booking sends people looking for a hotel here without checking the conditions first. Getting to reception was an enormous struggle. There was no road leading there, just a snowy path and icy stairs that felt truly dangerous. Carrying our luggage up took a huge effort, and we had to be careful not to fall.

The rooms were spacious and comfortable, the breakfast was delicious, and the views were breathtaking. The enchanting location helped make the stay special. Alessandra looked after us from beginning to end with real dedication, and the young owner deserves congratulations for being so enterprising. We wish them both a fruitful 2022. If we come back to Terminillo, we'll definitely stay with them again.
