We never actually stayed at or ate at this place, but had a terrible experience arranging my son’s First Communion for May. We visited in January to look at the rooms, got the menu by email, and agreed to meet again to try the restaurant. We’d also agreed on the date and number of guests. In mid-March I called to set up that appointment, and the owner said they were fully booked. He said that, since he hadn’t received a deposit, he had reserved the rooms for other guests, even though no deposit had ever been requested, by phone or email. When I objected, he said the rooms were already occupied. The organization was truly poor and unprofessional.

We were planning to house many of our wedding guests here for our June wedding, and first got interested in the property in November. We went to see it that month, but the rooms were dirty and moldy, and the new apartments we needed for our relatives were still unfinished and under construction. We were told they’d be ready in the coming months. We paid a €200 deposit, but weren’t given an invoice. By February the work still wasn’t done. In March, we asked to see the rooms and apartments again so we could check that they’d been cleaned and finished and confirm there was space for everyone. Our texts asking for an appointment got no response, or at least rude replies. Three months after the event, we still hadn’t been able to see whether the place was cleaned and set up. We couldn’t keep going without certainty or answers, so we decided to switch properties. The owner, Alessandro, was rude and completely unreliable. He refunded only half the deposit, yelled at us, and rudely told us to contact his lawyer if we wanted to. Since he never gave us an invoice for the deposit, perhaps the Guardia di Finanza would be more appropriate? Ask your lawyer, Mr. Alessandro, what he thinks!!! The rooms were dirty and smelled of smoke, with cigarette butts on the nightstand, and some bathrooms were moldy.

We paid a €200 deposit on January 24 for a June 24 reservation, but got no receipt and signed no contract. By March 24, after he wouldn’t answer the phone and we felt badly treated, we asked to cancel because he was completely unreliable. He kept €100, alluding to deposits and lawyers. Any deposit or non-refundable booking should be set out in a written contract or the property rules, and those apparently don’t exist. The place is run down, with old, dirty rooms that seem never to have been cleaned and a bathroom full of mold. The owner, Alessandro, talks a lot but is very little of a great guy, despite probably thinking he’s a great entrepreneur. He doesn’t answer calls or call back, and his prices and apartment count keep changing. One day it’s €25 per person, the next week €30. One day he has eight apartments, a week later maybe three, and he won’t even show them to you. This is my personal but objective opinion: whatever the room price or the property is like, avoid dealing with this kind of person.
