The view was breathtaking, the surroundings peaceful, and the jacuzzi with a view was a real highlight. Luca was extremely helpful and kind, and the parking was convenient with easy directions. We had a very comfortable bed, a TV, and air conditioning. Still, for a place charging €300 a night, there were too many shortcomings. We booked at the last minute on Wednesday night for Thursday morning, after missing a flight to Greece for a seven-day holiday. With rain forecast for the following Monday, a ferry to Sardinia seemed pointless, so we took a short trip from Rome and spent four days' worth of our seven-day budget on something more luxurious. It cost €830 for three nights in a Junior Suite. There was no shower kit, not even shampoo or shower gel, which we would expect even in a B&B or a two-star hotel. The satellite Wi-Fi was terrible and kept losing reception. As Vodafone users, we were completely out of touch. Relaxing is fine, but in 2023 this felt absurd. Breakfast was almost all sweet, with barely any savory food. At this price we expected more choice, and when we asked for eggs, we were charged an extra €6 per person. The cleaning was poor. After five minutes walking barefoot in the room, our feet were black. Towels may have been changed once during the three nights; on one occasion the floor mat was dirty, and on another the hand towels were. A dead butterfly at the terrace entrance was left there for all three days. Luca was lovely, extremely kind, and very busy, but the property felt unattended, wild, and lacking oversight, with doors left open. There were bees, horseflies, geckos, lizards, butterflies, and other animals everywhere, including in our room. We also had to ask to pay for two bottles of water from the minibar, and the request was eventually accepted. Given the price, we thought they were obviously included. We'd rate the stay 7- out of 10. The view, jacuzzi, and quiet were what we paid for, but too many comforts and service details didn't match the luxury image or the price. In hindsight, we can see why we booked the same morning and found all four rooms available.

The view was breathtaking, and the flowers and plants were beautifully cared for. The house and room were lovely and clean, and we fell in love with the place. Luca deserves special thanks for his cheerful welcome, kindness, and great advice. We'll definitely be back!

We came back a year later and were charmed all over again by the 2023 renovations. The new Mediterranean look fits beautifully with the colors of the bay. The sea view is stunning in daylight and by moonlight, especially from the super-comfortable bed, where we had two days of perfect rest. Breakfast overlooking the sea and the Pontine Islands is a wonderful way to start the day. For a beach outing, there are plenty of resorts along the Sabaudia and San Felice coastlines. Or you can stay put, enjoy the quiet and nature on the promontory, take in the view from the stone hot tub, then relax in the sun or under the trees. A magical place, absolutely worth visiting.

The outdoor hot tub on the terrace is fantastic and just for your use. The manager is delightful, knows how to do just about everything, and is incredibly welcoming and available. Breakfast was excellent, too. After two hairpin turns and 300 meters of dirt road from the main road, you reach the gate and an idyllic setting opens up. The building dates from the 1950s and has been renovated and carefully maintained in a shabby chic style. The rooms are gorgeous, and the sunset from the "Seaside" balcony is incredible. If you want to switch off completely and take in a breathtaking view, this gem is a must.
