We were excited about the stay, so it was disappointing and stressful when the owner cancelled our booking only 8 days before we were due to arrive. They were polite and gave what sounded like a genuine reason, but our flights were non-refundable and we had to find somewhere else at short notice. We did manage to book alternative accommodation, but future guests should know this may happen.

The room was very noisy while we were trying to sort things out, since the property is on a main road. I also don't understand how the reviews are so positive, but I hope this helps anyone considering a stay. When we arrived, the water in the room was dirty. Frederico had already left right after checking us in, so we called him. In the middle of the call he started laughing and joking with his friend, which felt rude and disrespectful. He said he’d be back in 10 minutes, but we waited 20. When he arrived, he said the water was dirty throughout San Teodoro, especially in the center, and that it was an ongoing problem. If guests are paying to stay there, why weren’t we told? Frederico had been friendly at check-in, but quickly became rude when we said we weren’t happy paying €180 for a room where we couldn’t even wash, and asked for a refund. He put his colleague on the phone because he said she spoke better English. We sympathized with them about the water and even said we’d cover any commission fees they’d paid to Booking.com, as long as we didn’t have to pay for the whole stay when we couldn’t use the room. She said they’d explain the situation to Booking.com and process the refund through them. We confirmed we’d be refunded, and I have that conversation video recorded, then left the room based on what she said. Even though the water was supposedly dirty everywhere, we drove four minutes up the road to another hotel, where the water was perfectly clean. After we got home, Booking.com, who were also no help, notified me that Frederico was refusing to process the refund. He went back on his word, which was very wrong and disappointing. I guess some people are just scammers.

At €60 per night in May, this place is very affordable, so I think it’s fair to rate it with that in mind. Sure, some things could be better, though I’m sure the price would be higher too. The rooms are very clean and have everything you need. It’s a good place for a short stay, and close to Olbia airport.

I had a fantastic three-night stay. My ground-floor room was clean and well equipped, with a small private garden and drying rack. It was cleaned every morning. Breakfast supplies were provided, including sugar capsules and Nutella. There’s free assigned parking on the premises, and the Wi-Fi was excellent. Highly recommended.
