The rooms were absolutely filthy, with a layer of dirt, dust, and hair over everything. There was hair and staining on the sheets, nightgown, and towels too. The person who checked me in was fairly friendly, but at checkout an older woman banged on the door, yelled, and tried to unlock it, even though my reservation said checkout was at 12. I was lucky to be just about to leave. Why put noon as the checkout time if that's how they handle it? Disgusting rooms. I wouldn't recommend this place unless you have no other choice.

I asked for a non-smoking room, but they gave me a smoking one. The elevator rattled noisily all night, and the reception staff don't seem to know the laws and regulations well.

The worst LiVEMAX I've ever stayed at. This room needs professional cleaning.

Run-down, but fine for one night.

It's a business hotel near Hanshin Amagasaki Station, with convenience stores close by. The area has lots of bars, which is handy. The room had that old business-hotel feel, and the facilities seemed dated. Cleaning was so-so. The person at reception didn't feel like a hotel staff member, which struck me as odd.
