I paid around 3,000 yen, and for a motorcycle tour I thought it was really good value. You can park beside the building even though there's no dedicated lot, and it's under a 20-minute ride from the ferry terminal. It's a quiet residential area with no restaurants close by, but a 7-Eleven is walkable. From the outside it looks like an ordinary apartment, and the rooms are similar, but comfortable. The Wi-Fi was a bit slow. A large water-heater-like unit in the closet makes the room oddly warm, though the air conditioning kept it manageable and the heat might help dry laundry. The front desk isn't staffed all the time, and in the morning you leave the key at the counter. If you don't need to go out drinking, it's a quiet place to stay.

The room was roomy and clean, with a single bed, and could easily fit five or six people. The bathroom, toilet, and washroom were separate, which gave it a different feel from a city business hotel. From the second-floor room you can see Mt. Hakodate in the distance, and the neighborhood is peaceful, with homes mixed in among farmland. There aren't neon signs or red lanterns at night. I drove, so I can't say how access is from JR Shin-Hakodate-Hokuto Station, but the free parking was a big plus. Wi-Fi was fast enough for video, and the long desk had space for a laptop and meals. I stayed one night during the busy summer holiday period on a Hokkaido road trip, without meals.
It's a clean room, more like a weekly apartment than a hotel. For the price, I think it's a decent stay, but Shin-Hakodate-Hokuto Station is quite far away.
There's a washing machine and dryer upstairs, and the bathroom and toilet are right in the room. The place feels more like a spacious 1K apartment without a kitchen than a hotel. Smoking isn't allowed anywhere in the building.
The room was clean and comfortable, with its own bath and toilet. The food was just average, so keep expectations modest. Wi-Fi is available, but from our second-floor room the signal was too weak to be useful.
