The clean, well kept house and comfortable dorm bed were positives, and Tomi is a gracious, kind, helpful host. Still, Oumi is a VERY small place. The dorm barely fits its four beds and shelves for a few bags, so it's hard to get things out of your bags or move around without bumping into someone. The kitchen, sink, and showers are just outside the dorm, which can make it noisy. There are only two showers and two toilets, and just TWO seats in the common area. It seems like the house is really for sleeping and leaving, not hanging out. I knew from the booking site that guests can't stay in the house from 12-5, but that rule felt very weird and inappropriate. I booked late and didn't have many choices, so reluctantly picked it. For such a small place, the price should be a lot lower, given the closure from 12-5 and how far it is from everything in Kyoto. If you only need a clean, comfortable place to sleep and plan to be out most of the time, it works fine. Tomi really is a wonderful host, but I personally wouldn't stay again.

Tomi is a lovely, kind host, and his light breakfast sandwiches are delicious. The guest house is an easy walk from Nijo Station. Just remember it's closed from noon until 5pm.

It's a charming old house in a quiet neighborhood, and Tommy is friendly and nice. The place is clean and very well located. But if you need rest, I wouldn't recommend it. Guests can hear each other's every movement, steps, sneezes, and snores through the walls, even from next door or across the hall. Quiet chatting late at night carries too. The stairs squeak when people go up and down to use the bathroom or wash, and even moving around inside a room is audible. You end up hoping nobody will talk or get up in the middle of the night. It's quaint and charming if sleep isn't a concern, but I don't think it's suitable for more than one night. You also can't stay in your room to rest during the day, even if you couldn't sleep at night, because of the house cleaning rules. I booked after reading the many excellent reviews, but now I wonder if some of them are questionable. I'd only trust reviews from people who've been around for years.

TERRIBLE PLACE! I was five minutes late and they left me standing in the street. They also canceled my reservation for the remaining nights and kept my money, refusing even a partial refund. AVOID IT!

I wish I'd had a few more nights there, but I'll save that for next time. Tommy-san was very accommodating and checked in regularly to make sure everything was alright. He also let me take a video with him.
