I spent only an hour in room 302 before the smell and my symptoms made me leave. It reeked like a wet, old basement, and the bathroom had black mold all around the tub. I started coughing, got a stuffy nose, and was sneezing. I'm sensitive to mold, so at first I'd tried to tell myself the musty smell when I walked into the hotel was just the lobby. My cousins had the large room with bunkbeds, so luckily I could stay with them. Their room had mold too, though not as badly, and we slept with the window open. We contacted Airbnb because there wasn't a front desk worker there at the time. The next day they scrubbed my room, but couldn't get the black mold off. The worker was very apologetic, and we tried to be nice about it, but I told him I wouldn't stay in that room for the rest of the trip. They didn't offer a refund. The place was also about a 20-minute walk from any hustle and bustle. I wouldn't recommend it.

WARNING: go to one of the other cheaper hotels! Staying here is going to ruin your Kyoto experience. The staff are rude, the mattress is bad, there's a bad smell, and the place is unclean. Name a bad thing, this hotel has it.

We loved the floor bed, hot tub, and balcony, and the staff were really nice. The rooms were comfortable and the location was great. We'd recommend it and would definitely stay again. We were disappointed the rooftop bar wasn't open for service. We could still go up there, but nobody was serving drinks. We thought it might be busier at the very end of May, though I suppose Kyoto is much quieter.

The design inside is amazing, and the bed was super comfortable. It's also really well located for getting around. One of the best places I've stayed in Japan.

Hotel Material is in a wonderful part of Kyoto. My wife and I stayed three nights in the Comfort Quadruple room, which was tidy, very clean, and had modern amenities. The Ramen Restaurant downstairs was wonderful too, the best ramen I had on our whole Japan trip. Thanks heaps, everyone. Quiet, affordable, and clean.
